🦇 Sometimes our inspections turn up a few extra residents.

We’ve found bats roosting in U.P. attics more than once—usually little brown or big brown bats looking for a warm, quiet place to hole up. (Our accidentally-delted photo was a beauty. This stand-in is a little brown bat, courtesy of U.S. Fish & Wildlife.)

Here’s the thing: bats are good neighbors. One can eat thousands of mosquitoes in a night. We’re all for keeping them around—in a bat house on a pole or tree, not in your attic. 🏡🚫

If you find bats in your home, don't try to handle or get rid of them yourself. Call a wildlife control pro. They'll know how to handle it without harming these protected animals.

The Upper Peninsula keeps our inspections interesting. 🐻

Case in point: a realtor once asked Rich if he carried. “What?" he asked. The house was out in the middle of nowhere.

“Well,” she said, “if you do, it’s probably a good idea on this one. We think there might be a bear in the basement.”

Most days our job is all panels, plumbing, and attic airflow. Some days it’s wildlife. Either way, we go in and tell you what we found. 🐻

(This sign, found in the driveway of a camp we inspected near McMillan, felt about right.)

Sometimes “better” still isn’t “right.” This is one of those.

We found this one in an attic in Naubinway (way over in Mackinac County): a dryer venting setup that someone clearly thought about—but that still creates two problems.

✔The good: the dryer isn’t exhausting directly into the attic. That’s a genuine fire safety hazard, and we’re glad it’s not what we found.

❌The catch: they solved it by running the dryer duct into an existing attic vent. So now that vent is doing double duty—and doing neither job well. It’s no longer moving air through the attic the way it should, which opens the door to moisture, mold, and rot up there. And the long run of flexible foil duct collects lint, which is a fire risk in its own right.

One issue masking as a fix, hiding a second issue underneath. This is the kind of thing that’s easy to miss unless you’re up in the attic looking for it.

Fortunately, it's not a deal breaker!

The real solution is simple: give the dryer its own dedicated vent. Shorter path, proper attic airflow, less fire risk—all three at once.

🤔Ever fixed something, felt pretty proud of it, then realized later it needed a do-over? (No judgment here—we’ve all been there.)

Window mold: one of the most common things we find in U.P. homes—especially lake places and cabins that sit empty for months.

Here's the good news: it looks alarming, but that black staining around the window is usually just surface mold from condensation, not the toxic "black mold" (Stachybotrys) that makes headlines. On a hard surface like a window frame, it's often something a homeowner can clean up themselves.

Why it happens up here:

Cold windows + humid indoor air = condensation collecting on the sill. A home that sits vacant with no airflow gives it time to grow.

The real fix is controlling the moisture—better ventilation, running a dehumidifier, and keeping an eye on your windows through our long, cold season. If it keeps coming back after you clean it, that's a sign of a bigger moisture problem worth looking into.

🔍 Found this in a recent U.P. inspection: old knob-and-tube wiring running into screw-in fuses.

Not automatically dangerous—but something a buyer should know about. That's what we're for.

⭐⭐⭐⭐⭐ Grateful for reviews like this one from Samara Brunette at Upwards Real Estate KW First in Escanaba.

Fast scheduling and same-day or next-day turnaround aren't extras for us—they're how we help agents and their buyers keep deals moving. And when questions come up, we're glad to be the team that has answers.

Thank you, Samara, for the kind words and the continued trust. It means a lot. 🙏

Serving buyers and agents across Escanaba, Gladstone, and the entire U.P.

Some fire risks are on you—how you cook, where you set a candle. Those are in your hands. 👍

But others hide in the bones of the house: an outdated electrical panel, aging wiring behind the walls, a dryer vent packed with lint.

You could do everything right and not even know they're there.

That's where a home inspection earns its keep. Across our U.P. inspections, we've found that roughly 30% of homes have significant numbers of ungrounded outlets, and up to 10% of older homes (1950's and earlier) still have one or more obsolete fused panels instead of modern breakers.

Neither means a house is doomed—but they're exactly the things you want to know before you buy.

We just published our full Fire Safety Guide, covering the common causes of house fires and which hazards we check during an inspection. Read it here 👉 https://www.uphomeinspection.com/common-causes-of-house-fires

🔥 It's Fire Prevention Week (Oct. 4–10)!

Here's something that surprises people: what starts a fire and what makes one deadly aren't always the same thing.

Smoking materials and space heaters, which start far fewer fires, cause the most deaths because they often smolder at night while everyone's asleep.

And safety officials warn that fires caused by lithium-ion batteries (like the ones in your cell phone) burn exponentially hotter and faster than normal fires.

A few habits that go a long way:
✅ Unplug your device when it's fully charged, and stop using it if it feels hot
✅ Never walk away from a hot stove
✅ Keep anything that burns 3+ feet from space heaters and wood stoves
✅ Test your smoke alarms (a small flame can grow dangerous in under 30 seconds)

Stay safe out there, U.P. 💪

Hi everyone! We've had quite a few calls about mold testing lately.

So we thought we'd share some resources we've put together about household mold and indoor air quality in case anyone finds it helpful.

⭐We wrote a blog about the types of mold we find in the U.P. - we'll link that in the comments. (Facebook changed its linking policy so you'll need to copy/paste, or DM us for the link.)

For the quick version, here are a few of the top things you should know about mold:

✔ Some people (not all) are highly sensitive to mold; symptoms can include respiratory issues, fatigue, headaches, and/or irritated skin or eyes.
✔ Mold often hides in out-of-sight places like crawl spaces, under sinks, and in the corners of closets.
✔ Not all types of mold are dangerous (but some are highly toxic). The only sure-fire way to find out what you have is to test for it.
✔ Black mold isn't always toxic, and toxic mold isn't always black.
✔ You can't always smell it if you have a mold issue.
✔ Controlling moisture in your home is the #1 way to prevent mold growth.
✔ EPA guidelines suggest cleaning it up yourself if the moldy area is less than 10 sq. ft. - more than that they recommend having a professional remediation company do it. (For the record, we test for mold but don't do mold cleanup.)

Stay healthy everyone! And if you'd like to schedule a mold test, shoot us a text at (906) 360-3879.

There's a chill in the air, the leaves are turning, and folks are baiting deer in the woods. You know what that means up here. 🍁

Our friends at InterNACHI put together this handy fall maintenance checklist. It's a great one to save and work through in these precious few weeks before the snow flies.

A few of the big ones for us Yoopers:

✔Get your heating system serviced
✔Have your chimney swept before that first cozy fire
✔Put fresh batteries in your smoke and CO detectors
✔Protect those pipes from freezing. 🥶

Most of it takes just a few minutes per task. Your U.P. home works hard all winter — a little TLC now saves you money and headaches later.
