Here's How Much Adding Solar Panels Will Boost Your Home's Value

On average, solar panels raise a home’s value by 4.1% across the U.S., according to a new Zillow analysis of homes across the country— that’s a boost of $9,274 on a $226,300 home, according to the study.

The analysis compared homes “with and without solar-energy systems that were listed for sale and sold from March 1, 2018, to February 28, 2019,” according to the methodology. The study controlled for the home’s attributes, like bedrooms, bathrooms, square footage, age and location, to determine an area’s solar panel boost.

It depends on where you live.

Sneak Peek: B. Siegel Detroit gears up for August opening

The development will bring 10 apartment units, 19,000 square feet of commercial space, and 30 spots of underground parking to the Avenue of Fashion commercial strip. Hessler expects the project to be completed by August.

Crain’s Detroit Business reports that one major commercial tenant, Detroit Vs. Everybody, has already been secured, and Kessler adds that there’s a couple more leases in the works. An agreement is nearly done with a property manager, and pre-leasing for the apartments should begin in a week.

Access: An Important Factor in Getting Your House SOLD!

So, you’ve decided to sell your house. You’ve hired a real estate professional to help you through the entire process, and they have asked you what level of access you want to provide to your potential buyers.

Here are five levels of access that you can give to buyers, along with a brief description:

1. Lockbox on the Door – this allows buyers the ability to see the home as soon as they are aware of the listing, or at their convenience.

2. Providing a Key to the Home – although the buyer’s agent may need to stop by an office to pick up the key, there is little delay in being able to show the home.

3. Open Access with a Phone Call – the seller allows showings with just a phone call’s notice.

4. By Appointment Only (example: 48-Hour Notice) – Many buyers who are relocating for a new career or promotion start working in that area prior to purchasing their home. They often like to take advantage of free time during business hours (such as their lunch break) to view potential homes. Because of this, they may not be able to plan their availability far in advance or may be unable to wait 48 hours to see the house.

5. Limited Access (example: the home is only available on Mondays or Tuesdays at 2 pm or for only a couple of hours a day) – This is the most difficult way to be able to show your house to potential buyers.

With more competition coming to the market this spring, access can make or break your ability to get the price you are looking for, or even sell your house at all.

An inside look at the Elton Park apartments

Forty-five of the units will be in The Robertson, named after George Robertson, the first taxi driver in Detroit to paint black-and-white checkers on his cab. The one- and two-bedroom units, ranging in size from 575 to 1,240 square feet, start at $1,300 and $2,300, respectively.

Elton Park itself is named after a park lost to urban renewal when the Lodge Freeway was constructed. That also goes for The Crawford apartments, named after another park no longer around, Crawford Park. That building will have 40 one- and two-bedroom apartments, ranging in size from 615 to 1,020 square feet and starting at $1,400 and $2,400, respectively.

On a scale of 300 to 850 you’ll need a credit score of at least 500 to qualify for FHA financing.⠀
