In today's real estate market, where data isn't as uniform as it once was, statistics play a key role in extracting useful information to support comparable adjustments. I've found that linear regressions and two-sample t tests are great tools for such extraction. And a fantastic website to learn how to use such tools is the Khan Academy, a free online educational resource.

Learn for free about math, art, computer programming, economics, physics, chemistry, biology, medicine, finance, history, and more. Khan Academy is a nonprofit with the mission of providing a free, world-class education for anyone, anywhere.

So how do appraisers define market value?

USPAP, an acronym for Uniform Standards of Professional Appraisal Practice, defines market value as "a type of value, stated as an opinion, that presumes the transfer of a property (i.e., a right of ownership or a bundle of such rights), as of a certain date, under specific conditions set forth in the definition of the term identified by the appraiser as applicable in an appraisal."

It then goes on to state that "the conditions included in market value definitions establish market perspectives for development of the opinion. These conditions may vary from definition to definition but generally fall into three categories:

1. the relationship, knowledge, and motivation of the parties (i.e., seller and buyer);
2. the terms of sale (e.g., cash, cash equivalent, or other terms); 3. the conditions of sale (e.g., exposure in a competitive market for a reasonable time prior to sale)."

To say this in simpler terms, we appraisers look to who was selling/buying the property and why, what instrument was used as payment, and whether or not the property had sufficient market exposure prior to the sale.
