Our deepest thoughts and prayers are with our Tenants and everyone who has experienced losses because of the flooding. It has been a very grueling week but we are happy to say that our 50+ effected homes and Tenants are safe. All homes are in the drying out process. A very special THANK YOU to the Tenants for their patience. It for sure was an all hands on deck situation and your hard work was greatly appreciated. Basement Flooded? Here’s What To Do

If you do happen to become burdened with a basement that is flooded, here is a step-by-step guide on what to do next:

1. Cut the power to the basement before going down there. Flip the breaker at the circuit box; or, if the box is in the basement, call the electric company and have the electricity cut off at the meter.

2. Notify your insurer. Call (or email) your homeowners’ insurance agent or representative so he or she can start the claims process.

3. Use a sump pump. Turn on your sump pump if it is on a different circuit or has a battery backup. Otherwise, you will have to borrow, rent, or buy a portable sump pump.

4. Drain the basement properly. Make sure the water is being directed away from the house. Otherwise, it could seep back into your basement.

5. Gear up. Put on rubber gloves, high-topped rubber boots, and a dust mask before venturing down into your basement.

6. Check for gas. Smell the air and see if you detect an odor of gas. Inspect any gas appliances to see if their pilot lights have gone out. If needed, call your utility company to have the gas cut off from your home.

7. Take pictures. With a camera or smartphone, take photos of the basement initially. As the water level recedes and you see more damage, take additional photos to document it all.

8. Open windows in the basement. This will increase air ventilation and evaporation. Obviously, skip this step if doing so will allow more water to flow into your basement.

9. Sort items. Make two “piles” outside the basement: one for objects, furnishings, or containers that can be salvaged; and another for those which are completely ruined.

10. Start cleaning. Clean all of the walls and floors as the water drains out. Have all of the unsalvageable items disposed of or hauled away.

11. Remove damaged plaster or drywall. If the walls are too damaged to be cleaned, cut out the areas which need to be replaced. But don’t put in new material until the framing is completely dry.

12. Clean the floor. Get a wet-dry vacuum to sop up any remaining moisture, then clean the floors and carpets with an anti-bacterial cleaner. Continue to keep an eye out for mold and mildew in the days after the flood.

Very sad and a complete SCAM! She actually paid cash money to move into a rental home to someone she thought was a real estate agent for a landlord but in all actuality he was just a scammer breaking into and showing foreclosed properties. --------Do not let this happen to you! -------- Here are a few things you can do to make sure this does not ever happen to you. 1- If the person says they are an agent or broker of the landlord you can ask to see their Michigan real estate license card or ask their license # ( example: my broker# is 6504414451 ) The Michigan real estate license card does not have a photo on it, so ask to see their drivers license. ID card should match the drivers license. If they do not want to show you their drivers license that should be your first sign something is shady and wrong with the entire transaction. Walk away or run! You can look up their name and I.D. number here -> https://www.lara.michigan.gov/colaLicVerify/lName.jsp | even though the agent shows you their license and ID still look them up online! Better safe than sorry. Now with that said a real estate agent or a broker like myself is not going to scam you out of a few thousand dollars. Agents and brokers are mandated by the State and the fines and possible jail time is too extreme. Along with the time and money it takes to get a license, the reward outweighs the risk and brokers and agents can make thousands of dollars a day without any risk at all doing everything 100% legally. 2- Only a licensed agent or broker or the actual property owner, landlord, husband or wife who own the property can legally show you the property. Before any money trades hands confirm that the person actually owns the property. Ask for their drivers license, (once again if they do not want to show you, something is shady) especially if you want the property. NEVER GIVE A PAYMENT TO THE SON, DAUGHTER, UNCLE, GIRLFRIEND, COUSIN, of the owner... etc. You can also verify that the person owns the house with your local city hall building department. Nowadays it is not uncommon for a new possible tenant to call the city to verify that all the taxes and water are paid on the property. Many possible tenants also request the last mortgage payment statement and call the bank to verify that the home is not in foreclosure. 3- Some scammer may say the home is owned by a company. You can look up the company here: https://www.lara.michigan.gov/colaLicVerify/lName.jsp to make sure the landlords name which actually matches his drivers license actually is legit. ------Remember------ if it is not the landlord or a licensed agent showing you the property the transaction is already illegal and you should have deep concerns. 4- Putting down a good faith deposit (earnest money) to hold the home. Agents and landlords want to commit you to the property and make sure that you will follow through on the transaction. Follow all steps above. Know that you are making a payment to an agent, broker, or the landlord. Do not pay cash. Pay by check, money order, electronic, or cashiers check so you have a record of your transaction.Get a receipt. 5- Never make a payment personally to a real estate agent. All agents in Michigan are required to have a broker company that they work for. Your payment is made to the broker or the brokers company. 6- Apartment complexes are allowed to have leasing agents that are unlicensed. Never make a payment to the agent, always the apartment community. If you follow these 6 simple tips, you will never be scammed out of money on a real estate transaction.You have legal recourse. If you give your money to a undocumented stranger you have no recourse. The same tips also work for buying a home.
