Livonia vs Farmington Hills home prices, September 2026. The two cities meet at 8 Mile Road. Their markets don't look alike.

Livonia: 109 homes sold. Median $315,000, down 2.2%. 18 average days on market. 1.7 months of supply. Farmington Hills: 88 homes sold. Median $368,000, down 0.3%. 22 average days on market. 3.0 months of supply.

Both have more homes for sale than a year ago. Livonia is up 40.3%, Farmington Hills 27.5%. Livonia still moves faster, 18 average days on market vs 22.

If you own in Livonia and you're looking across 8 Mile, you'd be selling into the tighter market and buying into the one with more choice. Plan the order before you list.

DM me "MOVE" and I'll map out both sides: what your Livonia home could sell for, and what's for sale in Farmington Hills.

Detroit had 7.4 months of housing supply in September. Wayne County as a whole, Detroit included, had 4.0, on 1,529 sales.

If you buy rentals in the city, that's the number I'd watch. From Realcomp, our MLS: 445 homes sold in Detroit in September, down 7.5% from 481. The median sale price was $100,250, up 4.2%. Homes that sold averaged 46 days on market, down from 49. And 3,557 homes were for sale, up 4.6%.

So the median price rose while fewer homes sold and the number of homes for sale grew. My read: there's room to negotiate on the house that's been sitting. Not much on the one that hit last week.

At the median, Detroit homes sold for 97.4% of list. Wayne County overall: 100%. For comparison, Oakland County had 3.2 months of supply and Macomb 3.0.

DM me "DEALS" and I'll add you to my investor list.

Northville Township home prices, September 2026. More homes sold than a year ago. They took longer to sell on average, and the median sale price was lower.

From Realcomp, our MLS: 41 homes sold in the township in September, up from 39. The median sale price was $570,000, down 8.1% from $620,000. Average days on market went from 22 to 39.

Supply barely moved. 75 homes were for sale, 3 fewer than last year. That's 2.3 months of supply.

So buyers aren't buried in choice. My read: they're taking their time, and sellers still got 98.6% of list at the median.

If you're selling in Northville Township this winter, price off the last 90 days of sales, not last year's number. In my experience, buyers are doing the same math.

DM me "VALUE" and I'll pull the recent sales on your street.

🏡 Two-family | 3 bed, 1 bath per unit

Congratulations to my seller on closing! 🎉 This one almost went the wrong way.

She first listed with another agent, above the price I recommended. The offer that came in was seller financing in second position.

Here's what that means. The buyer gets a bank loan for most of the price, and the seller "finances" the rest. The bank is in first position, so it always gets paid first. If the buyer stops paying or the house goes into foreclosure, the bank is paid off before the seller sees a dollar. She would have waited years for the rest of her money, with no control over the property and all of the risk if the buyer walked away.

I told her that deal would backfire.

When we relisted at my recommended price, we had a buyer within a week and got her full asking price. She lives out of state, signed with a mobile notary, and never had to fly back to Detroit for closing.

If you're selling in Garden City, the city has to inspect and approve your house before your buyer can move in.

It's called a Certificate of Occupancy inspection. Garden City requires one before a home is occupied or re-occupied, and the city's handout says homes for sale must be inspected before occupancy.

Here's what the city's own packet says. $225 covers the initial and final inspections. Each additional re-inspection is $50. There's also a $50 charge if you cancel with one business day's notice or less or the utilities are off, and $30 if the inspector can't get in. Plan on about two weeks just to get on the schedule. Once the list comes back, you have 90 days from the application date to fix it (you can request an extension).

Two papers have to be in before your buyer can move in. A furnace certification from a licensed heating contractor, dated within six months. And a roof affidavit, signed by your buyer.

The city's checklist is long. The ones I'd check first: handrails on any stairs with three or more steps; smoke alarms on each level, near bedrooms and in each bedroom (hardwired alarms interconnected); GFCI protection in the baths, for kitchen outlets near the sink, in the garage and laundry, and outside; a rigid metal dryer vent; and address numbers at least 4 inches high, visible from the street. In my experience, any one of those found late can push a closing.

If you list this winter, temporary C of Os are only issued from Dec 1 to March 31 (the city says the end date can shift with the weather). It costs a $100 non-refundable fee plus a $300 bond, and it expires July 1.

Apply the week you list, not the week you get an offer.

DM me "VALUE" and I'll run your net sheet with the city's inspection fees built in.

Oakland County had 4,150 homes for sale at the end of September, up from 3,313 a year earlier. That's 25.3% more. Macomb was up 21.9%. Wayne, 5.8%. North of 8 Mile, sellers have a lot more competition this fall.

More competition is when I see sellers start cutting their price. If you have to adjust, these are the three mistakes I'd avoid.

1. Small cuts every few weeks. Buyers learn to wait for the next one.
2. Cutting before you fix what buyers actually see. Photos, condition, the feedback from showings.
3. Pricing off what the house down the street is listed for. Listings aren't comps. Sales are.

DM me VALUE and I'll pull what homes near you actually sold for.

If you're buying a Metro Detroit home with a tenant in it, read the lease before you write the offer.

I work tenant-occupied investor sales in Wayne, Oakland and Macomb. A tenant in place can be a plus. But the lease comes with the house. So does the deposit, and so does the payment history. Check all of it first.

Swipe for the four things I ask for on every one.

Dearborn home prices, September 2026. Homes that sold here took 19 days on average. Wayne County as a whole took 34.

Here's Dearborn from Realcomp, our MLS. 82 homes sold. The median sale price was $281,000, up 2.2% from last September. There were 158 homes for sale at the end of the month, about 2.2 months of supply.

New listings dropped to 121, from 142 a year ago. Fewer homes coming on, and the ones that do are moving.

If you own in Dearborn, that's leverage. Know your number before you list.

Comment VALUE and I'll pull the recent sales near you.

Commercial land contracts in Metro Detroit. The seller is the bank.

I work commercial sales across Wayne, Oakland and Macomb, and seller land-contract terms come up. Here's how it works. You put money down, pay the seller monthly, and the deed transfers when the contract is paid off.

It can make a deal work when a bank won't. But it's not free money. The balloon date and the late-payment terms matter as much as the price. Swipe for four myths and the facts.

General info, not legal or tax advice. Have your own attorney review any contract.

Comment COMMERCIAL and I'll send you what I have.
