SOLD in Arthur City! 🔑

A log cabin, a wraparound porch, and 4.52 acres of Northeast Texas countryside. There was a lot to love about 6260 FM 197, and we’re happy to see it begin its next chapter.

This one had a return to the market along the way, so getting to the closing table feels especially good. We’re grateful to our seller for trusting us through the process, and congratulations to the new owners!

Every home has a neighborhood watch. Ours has Kevin, Ozzie & Whiskers. 🐈🐈🐈

Kevin knows how to open the back door himself. We have to keep it locked, or he'll let the whole crew right in. Apparently, knocking is beneath them. 😂

We work in real estate, but they’re the ones with strong opinions about access to the property.

You know when you walk into a store looking for ONE gift and end up finding about five things you want for yourself? That's pretty much the experience at Gifts from Above Boutique here in Paris!

We stopped by recently to take a look around, and there's so much to see! They've got clothing, accessories, permanent jewelry, and all kinds of unique gifts that make shopping for someone else a little more fun (and a little dangerous for your own wallet!).

And with the holidays coming up, they've been busy searching for special gifts to bring into the shop. Their holiday finds are already starting to arrive, so I'm sure there will be even more to look through in the coming weeks!

There's something really nice about finding a gift that's a little different from what you'd pick up at a big store, so go shop local this holiday season!

Scott is breaking down what we’re seeing this week for buyers, sellers, and landowners across our local market.

BUYERS: Mortgage rates just hit their lowest point of the month ahead of the Federal Reserve meeting. Here’s something to remember: You can refinance your mortgage rate down the road, but you can’t go back and renegotiate what you paid for the home.

SELLERS: Those first 30 days on the market really do matter. Homes going under contract within the first month are averaging around 96% of asking price. Once a home sits for three months or longer, that number drops to around 90% or less. Your pricing strategy from day one matters.

LANDOWNERS: We’re watching more than 30 tracts ranging from 40 to 150 acres, and not one has moved since last week’s update. That’s worth paying attention to if you’re considering selling acreage.

Every property is different, and that’s why we believe in looking at the actual numbers before making a move.

What a great day at Rocket Raceway Park! We love seeing our community come together to celebrate something that’s such a special part of Northeast Texas.

There’s something about dirt track racing that brings people together, and we’re proud to support the people and places that keep these traditions going.

Thank you to everyone at Rocket for all you do for Lamar County. We’re glad to be a small part of it!
