Should I wait until spring to sell my house?

Maybe. But I wouldn’t make that decision based on the calendar alone.

Spring traditionally brings more buyers into the market. The weather improves, people start thinking about summer moves, and homes often show a little better when everything is green again.

But spring also tends to bring more competition from other sellers.

And while there may be fewer buyers looking in the fall and winter, the ones who are looking often have a reason to be out there.

So rather than automatically waiting for spring, I’d want to look at the bigger picture.

What could your home realistically sell for right now? What would you be buying next? Would waiting put you in a better financial position? And perhaps most importantly, what’s driving the move in the first place?

Sometimes waiting makes perfect sense.

Sometimes it just means putting your plans on hold for several months without a particularly good reason.

There’s nothing wrong with being strategic about timing. But the best time to sell isn’t necessarily the month when the most houses sell.

It’s when the numbers, the market, and your own circumstances make sense together.

The calendar matters. Your situation matters more.

Not every problem at a rental has a maintenance solution.

A leaking faucet? Call the plumber.

A furnace that stops working? We know what to do.

But a noisy neighbor? A parking dispute? Trash showing up where it doesn’t belong? Those are still real problems — they just require a different kind of response.

And sometimes figuring out what kind of problem you’re actually dealing with is half the job.

Good property management isn’t just about fixing things when they break. It’s about listening, asking the right questions, understanding who is responsible for what, and knowing what process makes sense from there.

Sometimes that means sending a contractor.

Sometimes it means having a conversation.

Sometimes it means documenting what’s happening and taking the appropriate next step.

And occasionally, apparently, it means pounding on the wall and yelling, “Hey… can you turn it down?”

Not every problem needs a toolbox.

But it still needs to be managed.

You can love your house and still be ready to leave it.

Sometimes that’s what makes the decision so difficult.

A home can hold years of birthdays, holidays, scraped knees, growth marks on the wall, ordinary Tuesday dinners—and a thousand little things you probably won’t fully appreciate until later.

None of that means the house still has to be the right house for the life you’re living now.

Maybe the kids have grown. Maybe you need less to take care of. Maybe you need more room. Or maybe something about life has simply changed.

Moving doesn’t erase what happened there.

And deciding that you’re ready for something different doesn’t mean you loved the place—or the life you built there—any less.

Sometimes a house was exactly right for one chapter.
And you can be grateful for that while still wondering what comes next.

One of the many benefits of homeownership is your ability to build equity. Remember that equity isn’t only about paying down your mortgage. The equity in your home can be affected by making upgrades, a strong or weak local market, and high or low housing inventory.

Are you ready to tap into your home's equity? Let's work together to find the home of your dreams.

The best maintenance request is the boring one.

A toilet that keeps running. A faucet that drips. An outlet that suddenly stops working. An appliance making a noise it didn’t make yesterday.

None of those sound particularly exciting.

That’s kind of the point.

I’d much rather hear about a small, boring problem while it’s still small and boring than discover it later after it’s wasted water, caused damage, or turned into a much more expensive repair.

Tenants shouldn’t feel like they’re bothering management by reporting something that doesn’t seem urgent.

And good property management shouldn’t require every problem to become an emergency before it gets attention.

Boring problems can get expensive, too.

What would make moving worth it?

More space? Less house to take care of? A shorter commute? A different neighborhood? Maybe being closer to the people you want to see more often?

Or maybe it isn’t really about the house at all.

Sometimes we start looking at homes before we’ve figured out what we actually want to change.

And I think that question matters.

Because moving is expensive. It takes time. It can be stressful. And a different house isn’t automatically a better life.

So before we start talking about bedrooms, interest rates, or what’s available on the market, I’d rather understand what you’re hoping will be different on the other side of the move.

Sometimes that leads to a new home.

Sometimes it leads to staying exactly where you are.

Either way, knowing what you want to change is a pretty good place to start.

What could I actually afford if I moved?

If you already own a home, that question can be a little more complicated than plugging your income into an online mortgage calculator.

You may already have something important working in your favor: the equity in the home you own now.

So before deciding that moving is—or isn’t—realistic, I like to look at the whole picture.

What might your current home realistically sell for? What do you still owe? What might you actually have left after selling? And how would that fit with your income, financing options, and the monthly payment you’d actually be comfortable carrying?

Sometimes we run those numbers and discover that staying put makes the most sense.

Sometimes the possibilities look a little different than you expected.

Either answer is useful.

You don’t have to be ready to move to understand what your options actually are.

Sometimes a home still works — until life starts asking something different of it.

Maybe the kids need more room. Maybe work has changed. Maybe the house that made sense a few years ago just doesn’t fit quite the same way anymore.

If you’re in Central Ohio and starting to wonder what comes next, you don’t have to have the whole plan figured out.

You can just start by looking at the options.
