Think you need 20% down to buy a home? 🏔️

That’s the myth that keeps the most buyers on the sidelines.

The truth:
✔️ Some conventional loans start at 3% down
✔️ FHA starts at 3.5%
✔️ VA and USDA loans can be $0 down if you qualify
✔️ Colorado has down payment help programs too

Putting down less than 20% usually means mortgage insurance, but that’s not a dealbreaker, and on many loans it can come off later.

So the real question isn’t “Do I have 20%?” It’s “What do I qualify for?” 💡
