COULD YOUR HOME BE MAKING YOU MONEY?

Something I talk about with my buyers all the time is whether the house they’re buying today could become a rental property down the road.

And this isn’t just something buyers should think about. If you already own a home or you’re considering selling, it’s worth looking into.

I own rental properties myself, and I’ve seen firsthand how owning real estate over time can help build wealth.

But not every house makes a good rental.

Here are three things I think you should consider.

1. What could your house rent for?

Don’t guess. Look at comparable rental properties in your neighborhood. What are they actually renting for, and how long are they sitting on the market?

2. What does it cost to own the house?

Your mortgage payment is only part of the equation. You need to account for property taxes, insurance, repairs, maintenance, vacancies, and possibly property management.

3. What’s your long-term plan?

Are you planning to move in a few years? Thinking about selling? Or maybe you’re buying a home today that could become an investment property later.

Sometimes keeping a house and renting it out can make sense. Other times, selling is the better decision.

That’s why I think it’s important to look at the numbers and understand your options.

I’ve always believed real estate can be a great way to build generational wealth. But you have to make good decisions along the way.

Your home might be more than just a place to live.

Can you have two VA loans at the same time?

A lot of military families don’t realize this, but the answer is YES! Depending on your circumstances, you may be able to have two VA loans at the same time.

Think about this.

You buy a house while stationed in San Antonio. Three years later, you get PCS orders. Most people immediately start thinking about selling.

But what if you kept that house, rented it out, and bought another house at your next duty station?

There are a few things you need to understand.

1. You may have remaining VA loan entitlement that allows you to purchase another home without selling your current one.
2. You’ll still need to qualify for the new mortgage. Your income, debts, remaining entitlement, and other factors matter.
3. Your current house could become an investment property. Instead of selling every time you PCS, you might have an opportunity to start building long-term wealth through real estate.

Now, that doesn’t mean keeping every house as a rental is a good idea. The numbers have to make sense.

I own rental properties myself, and this is something I talk about with my buyers all the time.

My job isn’t just to help someone buy a house. It’s to help them understand what their options might be down the road.

Sometimes your next PCS doesn’t have to mean selling your house.

I keep seeing advertisements for zero-down homes and builder incentives targeting military families PCSing to San Antonio.

And there’s nothing wrong with that. VA loans are a great benefit, and some of those incentives can make buying a home a really good opportunity.

But here’s something I always discuss with my military buyers.

What happens when you get PCS orders in three years?

There are three things I think buyers need to consider.

1. When you buy with zero down, you’re generally starting with little or no equity. If you finance the VA funding fee, you could actually owe more than the original purchase price.
2. Selling a house costs money. I tell my buyers to conservatively plan for around 8% in selling expenses. On a $400,000 house, that’s $32,000. Actual expenses vary, and commissions are negotiable.
3. Three years goes by pretty quickly. If your house hasn’t appreciated enough and you haven’t paid down much of your mortgage, you could find yourself bringing money to closing just to sell.

I’ve used VA loans myself. I’m not telling anyone they shouldn’t use this benefit.

What I’m saying is that my job isn’t just to help someone buy a house. It’s to make sure they understand what they’re buying, what it might cost them to sell, and what their options are when life changes.

Especially when we know another PCS move could be right around the corner.

Thinking about moving to San Antonio? Here are two things you might want to know before you get here!

First, forget Google Maps when figuring out your commute. Just count the construction zones between your house and work.

Second, there’s a reason we drive so many trucks in Texas, and it has nothing to do with being a cowboy and everything to do with the roads!

All jokes aside, I love living here. But if you’ve driven around San Antonio lately, you know exactly what I’m talking about!

For those of you already living here, what did I miss?

Everybody is talking about interest rates and what the real estate market is going to do next.

Here’s the way I look at it.

Regardless of interest rates or market conditions, people are always going to be buying and selling homes. Life doesn’t stop because the market changes.

The question for us as real estate agents is simple. Why should someone choose us over the next agent?

That’s where knowledge, hard work, and experience come into play.

After 15 years in this business, I’ve learned that I can’t control the market, but I can control the value I bring to my clients.

And that’s where my focus needs to be.
