**The headlines say buyers can take their time. That’s not what I’m seeing in Chicago.**

A new report from Redfin shows the national market slowing—homes sitting longer and buyers negotiating below list price.

But here in Chicago, it’s a different story.

Homes are going under contract in about 29 days, buyers are paying nearly full price, and multiple offers are back. Just this past week, a Gold Coast one-bedroom had 16 offers. Offers $100K over asking are not winning bids for premier properties.

That’s the reality right now.

This isn’t a “wait and see” market. Buyers need to be ready, decisive, and strategic. Sellers have a real opportunity—but only if pricing is positioned to create competition.

**In this market, strategy makes the difference. If you’re thinking about making a move, let’s talk before you jump in.**

Yesterday I hosted an open house at 5050 S. East End Ave. It is a beautiful, fully updated three bedroom two full bath, sun drenched co-op in East Hyde Park. I especially appreciate the relaxing view of Harold Washington Park. It presents great seasonal theater!
