One thing I pay close attention to in new construction: not just how much square footage a home has, but how that space is actually used.
This is the Garrison by JPOrleans at Coventry Glen in Huntersville, one of four homes I had the opportunity to judge during this year's Greater Charlotte Parade of Homes.
What caught my attention was the thoughtful use of space—from the main-level office and guest suite to the spacious loft and extra-large primary walk-in closet.
When touring a new home, don't just ask, “How many square feet?” Think about how the floor plan will work for your everyday life.
Beautiful finishes make the first impression. A floor plan that works for your life matters long after that first impression.

The builder’s sales representative works with the builder. Your real estate agent represents you and can help you compare communities, builders, floor plans, pricing, incentives, locations, and other factors that may affect your decision.

And remember: new doesn’t mean you should skip independent inspections.

There are many new-construction options throughout Greater Charlotte, and finding the right one is about more than choosing the prettiest model home.

Thinking about touring new-construction homes in Greater Charlotte?
After many years of participating as a Parade of Homes judge, one thing I hope buyers understand is that visiting beautiful new homes is fun — but buying new construction involves much more than choosing your favorite kitchen or floor plan.
One of the most important decisions happens before your first builder visit.
If you want buyer representation, talk with your real estate agent before visiting or registering with a builder. Builder policies regarding agent registration vary, and buyers shouldn't assume an agent can simply be added later.
The onsite sales representative represents the builder. A buyer's agent represents the buyer.
Over the next two weeks, I'll share some of what caught my attention while touring four new-construction homes, along with practical things Greater Charlotte buyers should consider when comparing builders, communities and homes.
These four homes are only a small sample of the many builders, communities, price points and areas across Greater Charlotte.
