Garage Door Safety: More Than Just the Sensors ๐Ÿ

Your garage door is one of the largest moving components in your home, and several features help keep operation safe.

๐Ÿ” Photo-eye sensors. Located near the floor, these detect objects in the doorโ€™s path.

โ†ฉ๏ธ Auto-reverse. The door should reverse when the safety system detects an obstruction.

๐Ÿ”ง Springs and cables. Damaged, loose, or worn components deserve attention. These components operate under significant tension.

๐Ÿ›ค๏ธ Tracks and rollers. Bent tracks, loose hardware, or damaged rollers can affect operation.

๐Ÿ”ฉ Mounting hardware. The opener, tracks, and supporting hardware should remain securely attached.

๐Ÿšช Manual release. The emergency release allows you to disconnect the opener and operate the door manually when needed.

During a home inspection, we look at the garage door and automatic opener with special attention to visible safety concerns.

A few small components play a big role in how safely your garage door operates. ๐Ÿ”๐Ÿก

Water stains are more than an eyesore. They are often your homeโ€™s way of showing you moisture is getting somewhere water does not belong. ๐Ÿ’ง๐Ÿ

If you notice staining on a ceiling, wall, or underneath a sink, do not simply paint over the area. Finding the source is the first step.

Common causes include:
๐Ÿ’ง Plumbing leaks
๐Ÿ  Roof leaks
๐ŸŒง๏ธ Gutter or drainage issues
๐Ÿšฟ Appliance or fixture leaks
๐Ÿ’ฆ Excess moisture

If left unresolved, moisture problems can contribute to damaged building materials, wood deterioration, microbial growth, and expensive repairs.

A home inspection helps identify visible signs of moisture and gives you a better understanding of what deserves further attention.

Water management around your home matters more than you might think. ๐Ÿ ๐Ÿ’ง

Gutters, downspouts, proper grading, and drainage systems all help move water away from your home. When water collects around the foundation, the surrounding soil becomes saturated and moisture-related problems can develop over time.

Poor drainage can contribute to:

๐Ÿ’ง Water intrusion into basements or crawl spaces
๐Ÿงฑ Foundation cracking or movement
๐Ÿ„ Mold and moisture-related growth
๐Ÿชต Wood rot and deterioration
๐ŸŒฑ Soil erosion
๐ŸฆŸ Standing water and unwanted pests

Ways to improve drainage around your home include:

๐Ÿ  Keep gutters clean and flowing
๐Ÿ’ฆ Extend downspouts away from the foundation
๐Ÿ“ Maintain grading that slopes away from the home
๐ŸŒง๏ธ Address areas where water regularly collects
๐Ÿ”น Install a French drain when appropriate to collect and redirect excess water away from problem areas

Every property is different, so the right drainage solution depends on where the water is coming from and where the water needs to go.

Good drainage helps protect your home and your investment. ๐Ÿก๐Ÿ”

Real Home Inspection Find ๐Ÿ ๐Ÿ”

This horizontal, or lateral, crack was observed along a concrete block foundation wall during a recent home inspection.

Cracks like this deserve attention because they sometimes develop when outside pressure pushes against the foundation wall. Potential contributors include saturated soil, poor drainage around the home, soil movement, or other conditions placing lateral pressure on the wall.

This does not automatically mean the foundation is failing. The location, width, displacement, wall movement, and surrounding conditions all matter when evaluating a crack.

This is why we inspect beyond what you see upstairs. Your foundation tells part of the homeโ€™s story too.

Quick Home Tip: Donโ€™t forget about your dryer vent! ๐Ÿ ๐Ÿ”ฅ

Lint buildup and restricted airflow can affect dryer performance and create a potential fire hazard. A few simple checks help keep your dryer vent in better condition:

๐Ÿ”น Check the exterior vent for lint buildup or blockage.
๐Ÿ”น Make sure the vent is not crushed or kinked.
๐Ÿ”น Keep the vent run as short and straight as practical.
๐Ÿ”น Make sure the exterior vent flap opens and closes freely.
๐Ÿ”น Use proper metal dryer vent piping instead of plastic or foil-style ducting.

If your clothes take longer than normal to dry, your dryer feels unusually hot, or you notice lint collecting around the vent, your dryer exhaust system deserves a closer look.

Small maintenance today helps prevent bigger problems tomorrow. ๐Ÿ”๐Ÿก

Seeing items listed on your home inspection report does not mean you need to worry or panic. ๐Ÿ ๐Ÿ”

A home inspection is not a pass-or-fail test. Every home has its own maintenance needs, repairs, and areas worth keeping an eye on.

Our job is to give buyers a clear picture of the homeโ€™s visible and accessible conditions so they understand their investment. Some findings might need attention soon, while others might simply need routine maintenance or future monitoring.

For buyers, the report provides useful information.

For real estate professionals, the report helps keep the process focused on facts and gives clients a better understanding of the property without creating unnecessary alarm.

The goal is simple: identify, educate, and inform so everyone moves forward with confidence. ๐Ÿค๐Ÿก

Whatโ€™s happening in your attic? ๐Ÿ ๐Ÿ”

Your attic holds important clues about the overall condition of your home. During an inspection, we look beyond what you see from the living space and check areas such as:

๐Ÿ”น Insulation and coverage
๐Ÿ’ง Signs of moisture or roof leaks
๐Ÿชต Framing and structural components
โšก Electrical concerns
๐Ÿ’จ Ventilation and airflow
๐Ÿ”Ž Overall attic condition

Small issues hidden in the attic often go unnoticed until they become larger problems. A home inspection helps you understand what is happening above your ceiling before making one of your biggest investments.

Before the drywall goes up, you have a chance to see what will soon be hidden. ๐Ÿ ๐Ÿ”

A pre-drywall inspection helps identify issues with framing, nail plates, plumbing, insulation, and other components before the walls are closed.

These photos show real examples of what we look for during an inspection:
๐Ÿ”จ Damaged or undercut studs
๐Ÿ›ก๏ธ Nail plate placement
๐Ÿ”ง Plumbing penetrations
๐Ÿ  Insulation installation

Finding these issues early gives the builder an opportunity to address them before drywall installation.

Building a new home? Add an extra set of eyes before the walls close.
