🏡 SHADOWMOSS HOMEOWNERS! PROPERTY TAX REMINDER! 🏡

Charleston County is mailing out property tax bills, and this is an important reminder that could save you money!

If you purchased a home in Shadowmoss this year OR made changes to your deed, such as adding or removing someone’s name or placing your home into a trust, make sure your property is receiving the 4% Legal Residence Assessment Rate if it’s your primary residence.

✅ Why does this matter?

Primary residences that qualify for the 4% assessment rate receive significant property tax savings compared to the standard 6% rate.

And even if you’ve owned your home for years, it never hurts to double-check! I’ve recently discovered that a few of my clients were being taxed at the 6% assessment rate without even realizing it! They had no idea they weren’t receiving the 4% rate they were entitled to.

✅ How do I apply?

You can complete the application online or print the form and submit it to Charleston County.

Don’t assume your application has been approved! I recommend calling the Charleston County Assessor’s Office to confirm it’s been processed and approved.

PRO TIP: Check your property tax bill! If the assessment ratio shows QR4, your property is receiving the 4% assessment rate. If it shows 6%, you’ll want to follow up with the Assessor’s Office.

🏡 ONE MORE WAY TO SAVE!

If you’re 65 or older, totally and permanently disabled, or legally blind, you may also qualify for South Carolina’s Homestead Exemption, which exempts the first $50,000 of your home’s fair market value from property taxes, provided you meet the eligibility requirements.

My advice? Take a few minutes to check your assessment rate, even if you think everything is correct. You might be surprised by what you find, and it could save you a significant amount of money!

Six of our neighbors sold their homes in Shadowmoss during September and despite the rates, homes are still selling! Here’s the link to see which homes sold:

Of the six homes that sold, one was an off-market transaction and one went under contract after just 4 days on the market. The rest were on the market for 75+ days. Some ultimately sold for considerably less than their original asking price, and some included seller-paid concessions.

That 4-day sale is a really good example of what’s working in this market. It was priced right from the beginning, updated, turnkey and showed beautifully.

Homes ARE still selling, but they’re taking longer than they have in the past, and buyers have more choices. They’re being more selective, taking their time and carefully comparing properties before making a decision.

Pricing and presentation need to be done with intentionality, with one goal in mind: GET BUYERS THROUGH THE DOOR. Because buyers can’t fall in love with a home they never come see.

A couple of things I’m seeing make a real difference right now:
✅ Pricing your home correctly from DAY ONE.
Starting too high can mean fewer showings, more days on market and price reductions later.

✅ Making sure your home shows its absolute best.
There are more homes competing for buyers’ attention, and first impressions matter. Buyers are looking closely at condition, updates, presentation and overall value when comparing one home to another.
