Interest rates up again 📈
There's been a lot going on in the news these past two days so in case you missed it, the Fed raised rates again yesterday. There's most likely one more increase still to come this year and probably three more increases in 2019.
The FOMC also projects one more hike before the end of the year and three in 2019.
The local real estate market has definitely slowed down for the second half of the year. But how much? A lot. And even more so than last year this time.
Buyer demand is down 8% in Fairfax County and down 9% in Loudoun County over this time last year. That means there are 8% and 9% fewer buyers buying homes in Fairfax County and Loudoun County (respectively) right now than this time last year.
This is good if you're a buyer because you have less competition and there is downward pressure on market values, but not so good if you're a seller for the same reasons.
