My report is: no problem with having a home inspection, no problem with appraisers coming to properties (Quicken did not appraise one of my listings), lenders are having some guideline/ratio changes which can affect how your buyer qualifies, and no settlement issues as my lenders do not take electronic settlements, so "wet signatures" are necessary. Doing settlements in the office, buyer has one time, seller another, to keep their distance requirements. Worrying over layoffs of buyers is my biggest concern. Price your home right, and it will sell. "Test" the market and you will sit. In and out perfection of your home, counts when you list. Amazing photography and virtual tours are a necessity. Condition trickles down to the pricing you are offered, how many offers you receive, the home inspection and the appraisal results. As a buyer, you need to "stage" yourself as well. Working with a lender to clear up debts, increase a credit score, get qualified, and have a letter that establishes financing and sales price goal. This says for new agents, but I think everyone needs to read this article. When you write an offer, the check, and a letter from your lender need to go to the listing agent with the offer. I have many, many ask about what happens to the "check". This is a great short description, that all need to know. Deposit of 1% is traditional, but if battling among many offers, sellers consider you "stronger", if that check is higher.
Lol, I once battled against 25 cash offers, and won! How? I had my buyer write a 20K earnest money check on a $150,000 foreclosure with his cash offer.

11 Reasons Why Your Home Isn't Selling

I showed homes to a client yesterday. First property needed a new deck, home owners poorly installed the laminate flooring and tile on the mail level, the old, dirty stove stored on the deck, the front door needed painting, the toilet was broken in the lower level. The second home, had a bucket in the middle of the foyer to catch the water leaking from a pipe, and the ceiling was gone!
I have been told my fix it/stage lists are brutal, but this is why! Both have been on the market over 51 days!
Please remember, our job is to sell your home quickly for the most amount of money the market will allow. "Testing" the market with an unrealistic price is going to turn off buyers, and start working your home several months prior to listing. Painters and handy men are booked; so plan ahead for power washing, paint, landscapers, and any updates you might need. I am here to make that list for you!

While you shouldn't panic if the house doesn't sell the moment you list it, you should begin to worry if the months start flying by without any real offers.
