I’ve been renting houses from different agencies for years. And L&F is the worst ever I’ve met!!! We moved out the property end of March. And my $1700 deposit were never returned. They are also charging me $705 for repairs that I’ve requested for maintenance months before we moved out. However, maintenance were never performed. I’m considering to take legal action to get this settled.

Hi, We are researching at the University of Minnesota and we want to prove the value of architects in the residential sector. How do you estimate the resale value of an architect design house when you sell it to the homeowner? What criteria do you usually tell him/her that the house is selling more than the non-architect house? Thank you
Don't bother with their Home Warranty. It's a joke. I had a problem with water. First they sent a plumber out and he said everything was fine, and that we needed a new well dug. He couldn't find any problem at all. After fighting with them about the fact that we still had a problem, they finally sent a second contractor, who found the issue. We paid for additional coverage, and it was a plumbing filter under the house. The additional coverage is supposed to cover "uncovered items". They refused to cover this filter, and the additional coverage for uncovered items was more than enough to cover this filter. Don't buy their warranty! Worst home warranty company I've ever dealt with.
I filled a claim with L&F about a dryer machine not functioning around 7/15 and they assigned Absolute Appliance Repair to it (which they came to my hose to attend another call about a month earlier). The company, if I can call them that, sent a technician to my house on 7/19 and he was not able to fix the dryer because he needed to order a part (belt). He asked me for the $100 deductible, which was weird to me since they didn’t complete the job and they had to come back anyways. But I agreed no problem, paid and he told me that they will get the part ASAP but since it was a Friday it will probably take them a few days. He promised to call me back with an update on either Monday or Tuesday. Nobody called me and I tried to call them back on Wednesday without answer. I started to get worried and I kept on calling all 3 numbers on the invoice until I was able to reach someone that apologized for the incident and told me that they would call me back as soon as they got the part. Same person called me back on Thursday to say that the part had arrived and they could come to my house to do the installation on Friday and asked me what time was most convenient for me, which I said 5 PM. The person asked me to give them a 2 hour window in case they got delayed on another job, which I agreed. Friday, No call No show. I attempted calling all 3 numbers again without luck. Same on Saturday, left multiple messages without luck. Tried again Sunday with the same result and Monday Morning I started calling again and leaving messages practically begin for someone to please call me back with an update. I decided to use my office phone instead of my cell in case they were screening my calls and “magically” I get an answer on my first try. The same person said that they had some issues and all kinds of excuses to later tell me that they didn’t actually received the part yet, which contradicted the Thursday call. I was extremely upset but at this point all I need is to get my dryer fixed. He swore to call me back the same day (which oh surprise did not happen). That’s when I decided to call Long and Foster to get things back in control and hope to get it resolved. The Customer Service rep. that I spoke to was (Vicky employee # 4165) very rude and defensive all the time and instead of trying to help me kept making excuses for Absolute Appliances. I explained the whole situation and how they said that they did not have the part and the constant lies from this company and she stated that she could see that they actually received the belt back on Thursday (she could see the Fedex confirmation). I asked her to contact the company for an update and she made multiple tries to the phones and even sent 2 emails. At this point I wanted to either get the money back or change service companies, which she stated that I had to give the current company 24 hours because they requested to use an extra person to perform the job and needed to be approved by Long and Foster, and since they’ve already had the part available they couldn’t change the provider. She told me that they would call me back (Absolute or L&F) the next day. Long and Foster did and I missed the call but the contractor never called. Yesterday I attempted to call Absolute Appliances back many times form different phones without luck, until I decided to call L&F back to resolve the issue. The Customer service Rep. was very unhelpful (July Ann Thomas) and wasn’t getting a straight answer for me. Ia asked her to call the company, which she did and got in touch with someone. When she came back to the phone she stated that they would have to assign another service company because Absolute declined to perform the installation (I’m not sure what kind of contract you guys have with them and if they can do that or not). I refused to get another contractor assigned because I would have to call to get another appointment, diagnosed, call the part, wait and then get it replaced. I was looking at another month at least. I asked for my money back ($100) and she said that she would have to get authorization from her senior Representative. I asked to speak to a supervisor, she put me on hold and told me that they were busy. I told her I could wait as long as it was necessary because I needed to get this resolve before tomorrow as I go on vacation on Saturday. She put me on hold again, this time for 15 minutes (I spent 50 minutes on the call and didn’t get anything solved), she came back and said that her supervisor (Nania Staggeos) was busy and she couldn’t guaranteed that I would get a call back the same day (I’m still waiting for that call). I proceeded to call this morning and the person that I spoke to (Cara or Tara) said something completely different that I was told the night before. She gave me an email to submit a picture of the invoice and told me that I would have to wait 3 to 4 weeks to get my request processed and another 4 to 7 business days to get my money back. It’s funny how it is so easy for me to pay but when it is the other way around I have to wait forever to get what is mine. All I wanted is to get the money and I can go an put it towards a new dryer machine for my wife, since Long and Foster failed to do what I paid for. I understand that it wasn’t Long and Foster that didn’t want to come to my house to perform the job, but you guys are responsible for the companies you sent to people’s homes. And they should we held accountable for what they do or don’t do. Absolute Appliances should not be used for any jobs as they are far from reliable and have no sense of professionalism or work ethic. On the other hand, I can’t wait for my contract with Long and Foster Home Warranty to expire as it truly has been one of the worst experience of my life when it comes to customer service goes, and I would not recommend them to my worst enemy.
