There’s always some type of flyover happening on Cayuga Lake.

I recall seeing a similar Lockheed C-130 Hercules perform a National Anthem flyover of the new Buffalo Bills Highmark Stadium on Oct 6.

Spending some time putzing around your property this weekend? With water levels unusually low, you might be noticing some changes along your shoreline. It's a great opportunity to take a closer look at erosion and learn how to protect your waterfront naturally. The NYS Department of Environmental Conservation recommends natural stabilization methods, including native plants, trees, and shrubs that help reduce erosion, filter runoff, and support wildlife.

Check out DEC's guide for stabilization techniques and potential permit requirements: https://dec.ny.gov/regulatory/waterways-coastlines-wetlands-permits/protection-of-waters-program/shoreline-stabilization-techniques

Owasco Lake’s Prices Are Basically Flat - But the Homes Are Getting Bigger

Owasco Lake’s median sale price is almost exactly where it was last year. But there’s something hiding underneath that number.

📈 Link to full report in bio or comments.

Owasco Lake’s median sale price went from $700,000 in 2025 to $686,750 YTD Q3 2026 - essentially flat. But the median home sold was almost 10% larger. And despite that, median price per square foot increased about 6%. So buyers aren’t necessarily paying more for the typical property overall but they are paying more on a square-foot basis.

That’s why looking at just the median sale price can be misleading.

We're hearing concerns from Seneca Lake shoreline property owners about how low lake levels are affecting their shore wells. We've put together a short survey to better understand these impacts and support our ongoing advocacy efforts. Whether you've experienced issues or not, we want to hear from you! Please share with your neighbors and other shoreline property owners.

Would you rather have another 500 square feet of house or another 50 feet of lakefront?

Cayuga Lake’s 2026 median value was about $8,100 per lakefront foot, compared with about $7,400 last year.

Meanwhile, the median amount of frontage stayed right around 100 feet.

That tells us something important: buyers are continuing to place significant value on the lakefront itself even while the typical home selling this year is smaller.

That’s why lakefront pricing can’t be based on one metric alone.

In our efforts to keep the public informed about ongoing lake level concerns, we're back with another update. On October 14, Pure Waters participated in a follow-up meeting with Senator Pam Helming and other stakeholders to discuss the Seneca Falls Dam leak, impacts of low lake levels, shoreline repair permitting, and the need for better long-term lake level management.

Seneca Lake Home Prices Are Up 21% - But Don’t Call It 21% Appreciation

Seneca Lake’s median sale price jumped 21% in 2026 Q3 vs 2025. Does that mean lakefront properties are worth 21% more? Not necessarily.

📈 Link to full report in bio or comments.

The median sale price increased from $682,500 to $825,000. But the median home sold was also 23% larger, and median lake frontage increased 25%. Meanwhile, median price per square foot actually fell about 5%, and median value per lakefront foot fell about 7%.

That’s a perfect example of why lakefront market statistics need to be analyzed not just reported.

Owasco Lake Buyers Are Getting More Lakefront for Their Money

Here’s one of the most interesting numbers in the Owasco Lake report: 33% more lakefront.

The median amount of lake frontage increased from about 82 feet to 109 feet. But median value per lakefront foot actually declined about 3%. In other words, buyers are purchasing substantially more shoreline without paying proportionately more for it.

Cayuga Lake Home Prices Are Down - But Is the Market Actually Weaker?

The 2026 Q3 Cayuga Lake Lakefront Market Report is now available and tells the whole story. Link in bio or comments.

The median home sold in 2026 YTD was about 20% smaller than in 2025. So while the median sale price fell from $835,000 to $685,000, the median price per square foot only fell about 3%. And here’s the really interesting part: median value per lakefront foot actually increased about 10%. So the data suggests we’re seeing a shift toward smaller properties not necessarily a collapse in lakefront values.
