Howell keeps getting better at giving us reasons to leave the house.

Grounds & Greens is one of those spots that works whether you’re actually serious about golf or your swing is mostly for entertainment purposes. Coffee and pastries up front, four golf simulators, putt putt, video games, and private event space in the back make it a pretty easy place to spend a few hours.

And honestly, this is one of the things I love about living in Livingston County. New local businesses keep popping up that give people somewhere to gather, bring the family, meet friends, or try something completely different without leaving town.

You’ll find Grounds & Greens right off M-59 near Kroger in Howell. Go check them out, and let me know whether you’re there for the golf or just strategically holding a coffee. ☕️⛳️

You can spend months trying to guess what interest rates, home prices, or buyer activity will do next. But the truth is, nobody has a crystal ball. 🏡

What you CAN do is understand your options, know your numbers, and have a plan that makes sense for your situation.

I've seen buyers and sellers miss good opportunities because they were waiting for everything to line up perfectly.

You don't have to rush into anything. But being prepared means you're able to make a confident decision when the right opportunity comes along.

Thinking about making a move in Livingston County? Let's start with a conversation and a plan.

Amazing price for location alone!! $250k! Let's check it out this week! DM me to schedule a tour!

5449 Military Ave, Brighton, MI 48116
$250,000 | 3 beds | 1 bath | 920 sq. ft. | 2.5-car garage

Brighton at $250,000 with a location that puts you about a mile from Downtown.

This home gives you the kind of practical value that’s getting harder to find in the area: a fenced backyard, deck, spacious 2.5-car garage with workshop space, additional shed storage, and all appliances included.

The bigger-ticket updates matter too. The roof was replaced around 2020, and the on-demand hot water system was installed in 2025.

For a first-time buyer, downsizer, or investor, this is a chance to get into Brighton without taking on a much higher price point or a long list of immediate projects.

If location, value, and useful space are at the top of your list, this is the one to see.

Would you take an offer that's $15,000 higher if it meant a greater chance of the deal falling apart? 🏡

It's a question I want every seller to think about.

When offers start coming in, it's exciting to see those numbers. But the highest offer doesn't always mean the most money in your pocket at closing.

Financing, contingencies, concessions, and closing timelines all play a role in how strong an offer really is.

I've seen how much these details matter, and that's why I take the time to walk my sellers through the entire picture before making a decision.

The goal isn't just to get a great offer. It's to get you successfully to the closing table.

Thinking about selling in Brighton, Howell, Fowlerville, Pinckney, or anywhere in Livingston County? Let's talk about what a strong offer should actually look like for you!

Trying to perfectly time the housing market can keep you on the sidelines for years.

Rates will change. Prices will change. Inventory will change. There will always be a reason someone on the internet says you should wait.

The better question is: Can you comfortably afford the home, keep money in reserve, and still live your life after the payment is made?

If the answer is yes, then we can start looking at what buying actually makes sense for you. If the numbers don’t work yet, we make a plan instead of forcing it.

Because the “best time” isn’t a headline or a magic interest rate. It’s when the move works for your finances and your life.

If you’re thinking about buying in Howell, Brighton, Fowlerville, or anywhere in Livingston County, I’ll help you run the numbers before we ever start chasing houses.

Could we drive away? Sure. But I wasn't finished telling you why you should work with the Hess Team. 😂🎈

Great pricing, great marketing, and apparently, an agent who stays focused no matter WHAT is happening around her.

Real estate first. Chaos later. 🤣
