What a horrible way to treat other human beings!

No amount of real estate licensing classes or fines will fix people who are inherently evil, unfortunately.

From zellie imani A real estate agent reportedly sent a text to a Black couple that read “Ugh. They are black” — a message meant for the homeowner. All Lisa Renee Olaso and her fiancé were trying to do was find a home. Instead, they say they encountered discrimination before they even walked through the door! They are now suing the agent and the property owners for housing discrimination.

A friend sent me a LinkedIn story this week with the headline “Latest US housing market data rings alarm bells.” I wanted to know if it’s as bad here as it sounds, so I opened the national reports behind it and our own local numbers for September.

The national numbers check out. Signed contracts on existing homes were down 11.3% from last September, and Redfin ranked the Seattle area’s drop the steepest of the 50 largest metros.

But “the Seattle area” is two different markets right now, and the headline blends them.

Contracts fell about the same in both: 14% across the nine Eastside cities I follow, and 13% in Seattle. What’s different is choice. Seattle has 16% more homes for sale than a year ago. The Eastside has 41% more, the most in any September since 2011.

So if you’re buying, the Eastside is where your options grew the most. And neither one is a crash. From July through September, the average house sold for about 2% less than a year earlier in Seattle and about 5% less on the Eastside.

The cost is the rate: 7.40% on a 30-year mortgage as of October 15, up from just under 6% in late February.

Would it help to see what homes in your city sold for this summer? Just message me the city name and I’ll send it over. No pressure either way :)

Diesel on the West Coast is up 77% since January, and diesel moves almost everything we buy.

Inflation doesn’t hit everyone the same.

If you own with a fixed-rate mortgage, your loan payment hasn’t moved since the day you signed. If you rent in the Seattle area, rent is up 34% since 2019, and it’s never been lower than the year before.

Rent or own, I’d love to hear how you’re handling it.

Washington is helping families that racist housing rules shut out. HUD is investigating it.
Should the state keep it? Tell me in the comments.

Missed Part 1? It’s on my profile.

Your home might have a racist clause in its deed. Your title report won’t tell you.

Washington lets you strike it for free. Message me and I’ll send you the steps.

Washington law now lets you build more homes on your lot. How many depends on your city.

Here's what that looks like on the Eastside. But there's a catch...

Want to know what your lot allows? Message me and I'll look it up for you.

Which Kirkland buyers were busy in August? Almost all of them, it turns out 📊

More homes went under contract than last August in every price range but one. Between $2M and $3M, it was 9, down from 20, and that range has been slower all year, at about 14 a month compared with about 18 the year before.

If you're buying in that range, you may have more room to negotiate than buyers did a year ago. Are you seeing the same thing in your search? 👇

Selling a home quietly in Washington changed twice this year 🤫

In June, a new state law (SB 6091) made it so a broker can't market a home only to a select group of buyers or agents; it has to be marketed to the public and every other broker at the same time. Then in September, NWMLS added First Look, which lets a home be marketed publicly for up to 21 days before it goes active, with showings up to the seller.

Thinking about selling without a big splash? Send me a message and I'll walk you through what's allowed now. For the legal side of your own sale, your attorney is the one to ask.
