we didn't want a single glass channel showing anywhere in modern reflections, and the primary bath has glass transoms above the water closet and the showers.

so the stone threshold went in first, then the jambs on each side up to eight feet, then the top piece. three pieces around the front of the transom and three around the back. we set the back side, slid the glass in on the legs, and finished the front.

it looks like an accent wall. it isn't.

this is your first view from the foyer at modern reflections. open it up and it's storage. we used this trick all through the house to hide closets, return airs, and anything else that would break the lines.

looks good. works even better.

the powder room at modern reflections.

everything in this house is meant to feel organic, and this room might say it best. a reclaimed wood vanity top. a stone sink carved custom for this space. a wall-mounted toilet to keep the lines clean. and a lime finish going on the walls right now that's already changing how the light sits in here.

another room i can't wait to see come to life.

from boots on the slab to the day we handed over the keys.

this is belle vista manor. i walked this site almost every day for months, and most of what makes it special you'll never see in a photo. the framing behind the walls. the details we reworked until they were right. the conversations on a tuesday afternoon that changed how a room feels.

then the dust settles, the staging goes in, and it all makes sense.

almost there.

the windows got cleaned this week, and for the first time you can see what i've been talking about since day one. the inside and the outside reading as one space. you stand in the foyer and the view just keeps going.

that was the whole idea behind modern reflections. it's finally showing up.

grateful to the crew and every trade partner who got us here. not long now.

a door worth waiting on.

the homeowners wanted an oxidized finish, so we kept it wrapped and sent them a photo every single day. the moment they loved the color, we brought it inside and sealed it right there.
