🏡 THINGS TO THINK ABOUT BEFORE YOU BUILD OR SELL A HOME
Sometimes it’s not about whether a home is nice — it’s about how it compares to the competition.
🔨 BUILDING A NEW HOME? LOOK AT THE NEIGHBORHOOD, NOT JUST YOUR LOT.
Let’s say you’re building a beautiful home in a neighborhood where most homes have 2.5- or 3-car garages, but you decide to build with a standard 2-car garage.
It may save money today, but what happens when it’s time to sell?
🚗 Less garage/storage space
📉 Potentially less buyer appeal
🏠 Your home may feel less competitive against similar homes
💰 Buyers may compare your home to neighboring properties with more features
🔄 You could have a harder time justifying the same price as homes with larger garages
Your home doesn’t exist in a vacuum. Buyers are going to compare it to the homes around it.
💡 NOW LET’S TALK ABOUT SELLING AN OLDER HOME.
A large, well-maintained home can still be a great home — but being well-kept doesn’t always mean it will compete well in today’s market.
If the home is large but has an outdated kitchen, bathrooms, flooring, fixtures, paint colors, or overall design, buyers may look at the cost and effort required to bring it up to today’s standards.
And bigger isn’t always better if buyers are thinking:
➡️ “How much will it cost me to update this?”
➡️ “How long will these renovations take?”
➡️ “Would I rather buy a smaller, updated home for the same price?”
Today’s buyers have more choices, and presentation, functionality, updates, and perceived value matter.
Whether you’re building, buying, or selling, it’s important to think beyond what works for you today.
Ask yourself:
“How will the next buyer see this home?”
Because the decisions you make today can affect your home’s marketability, competition, and resale value tomorrow.
