🏡 August 2026 Austin Market Update

The Austin-area market continues to favor buyers, with the median sales price falling to $412,000 — down 6.4% year-over-year. Closed sales were also down 7.3%, while homes averaged 66 days on market.

With homes closing at an average of 93.2% of list price, buyers still have room to negotiate. Pricing correctly remains critical for sellers.
