September’s numbers offer a look at the stability taking shape across the Austin Metro, with encouraging signs for buyers and sellers.

Across the Austin Metro:
• Average sold price: $567,222, up 4.4%
• Median sold price: $415,360, up 0.1%
• Average days on market: 86, down 3.4%
• Inventory: 5.3 months of supply
• New listings: 3,785, up 7.9%

In the resale market:
• Average sold price: $576,683, up 2.9%
• Median sold price: $430,000, up 1.2%
• Average days on market: 79, down 8.1%
• Inventory: 5.6 months of supply

With inventory remaining balanced and more listings coming to market, buyers have a healthy selection of homes to consider and room to negotiate. For sellers, resilient pricing and shorter market times are encouraging.

September recorded 2,449 total sales across the metro, compared with 2,620 in September 2025. Homes are still selling, but pricing thoughtfully, preparing well, and having a clear strategy continue to matter.
