From “it’s only 20 minutes away” to “bless your heart,” the CSRA has its own language, and once you’ve lived here long enough, you’ll start to understand all the little sayings, pronunciations, and local quirks that make this area unique. 😂

Until then, one wrong pronunciation of Martinez might be all it takes to give yourself away! 😅

5446 Victoria Falls is officially under contract after just 17 days on the market, while the median days on market in our area for September is over 70!

Quick update regarding the BIG headline yesterday about Richmond County potentially limiting short term rentals. This is from today’s Planning Commission meeting on Augusta’s zoning ordinance rewrite 🏡

The good news: Masters rentals are not being limited. Homeowners who rent during Masters week can keep doing that. 🥳 (I do think personally that language needs to be added to address this specifically).

The concern: the draft still says short term rentals are allowed only in “certain districts.” The use table on page 131 lists just 6 of them: Agricultural, Neighborhood Center, Medical Mixed Use and the three Downtown districts. That leaves out every residential district, which is most of Augusta. As written, short term rental are prohibited completely outside of those districts.

The Planning and Zoning Commission did not address anything pertaining to short term rentals at the meeting today and did stress that these rules were still being discussed. My hope is that they will take public opinion and feedback and make this language more inclusive. This is also our time as property owners and stakeholders to share our feedback! You can see screenshots below taken directly from the document published by the Planning and Zoning Commission.

If you own a short term rental, invest in Augusta real estate, or are thinking about buying a home with rental income in mind, this matters to you. The draft is still open for public comment, and now is the time to speak up.
