The Fed raised its benchmark rate on September 16, taking the target range to 3.75% to 4%. It was the first hike in over three years.

The 10 year Treasury yield fell the next day, from 5.01% to 4.94%.

Here is why that happens.

The federal funds rate is what banks charge each other to borrow overnight. It moves credit cards, car loans and home equity lines fairly directly.

A 30 year mortgage does not follow it. It tracks the 10 year Treasury and mortgage backed securities, which move on what investors expect next rather than on what the Fed announced today. By the time a decision is made public, the bond market has usually priced it in already. That is how rates can fall on the day of a hike.

For context, Freddie Mac puts the 30 year average at 6.95% this week, against 6.76% last week and 6.26% a year ago. Those are national averages. An individual rate depends on credit, down payment and lender.

The takeaway is that Fed headlines are a poor guide to where mortgage rates are heading. The bond market moves first.

Save this for the next time the news says rates are going up.
