πŸ‘€ Fungal growth... or did a Demogorgon move in? πŸ˜‚

This flooring definitely looks like something straight out of the Upside Down!

During this inspection, we spotted unusual discoloration and deterioration that may be associated with moisture damage and possible fungal growth.

When moisture gets trapped in flooring or other building materials, it can create conditions for fungal growth and eventually lead to deterioration. Identifying the moisture source and having the affected materials properly evaluated are important steps toward preventing further damage.

We love a good mystery, but this is one we'd rather leave to the professionals! πŸ˜…

During this new construction final inspection, our inspector spotted a potentially dangerous issue right at the main electrical connection coming from the meter. Even on newly built homes, there can be things hiding in plain sight. That’s exactly why you want an independent inspection before closing. New build. Fresh eyes. One more layer of protection for your investment.

πŸ’§ Looks like this attic has a history of moisture problems! πŸ‘€

During this inspection, we found visible staining and deterioration on the attic sheathing that appear consistent with past moisture intrusion or leakage.

Even if an area is currently dry, previous water damage can leave behind weakened materials and other concerns that deserve attention. That's why we recommend having a qualified contractor evaluate the affected areas, determine whether the moisture source has been resolved, and make any necessary repairs.

Your attic can tell you a lot about a home's history, and sometimes the evidence is right there on the walls!

🐭 Looks like someone forgot to clean up after themselves!

During this inspection, we came across what appears to be rodent droppings tucked along the edge of the floor. Not exactly the kind of surprise you want to find in your home!

Rodent droppings can be a sign of current or past pest activity, and they may carry harmful pathogens. If you spot something similar, avoid sweeping or vacuuming it dry, and consider having the area and potential entry points professionally evaluated.

Small evidence can point to a much bigger pest problem. And judging by this find, somebody definitely wasn't house-trained! πŸ˜‚

πŸ”₯ Well, that's one way to turn up the heat in the bathroom! πŸ˜…

During this inspection, our infrared camera picked up a noticeable heat signature around the toilet's water supply connection. That's definitely something worth a closer look!

Thermal imaging helps our inspectors identify temperature differences that might not be obvious to the naked eye. While a warm spot doesn't automatically mean there's a problem, it can help us identify unusual conditions that deserve further investigation.

Who knew a toilet could give us such a hot inspection find? πŸ˜‚

🫧 Sometimes a little soapy water can reveal a big problem! πŸ‘€

During this inspection, our inspector put something learned during LunsPro training into action! By applying a soapy water solution to a gas line connection, they spotted bubbles forming, a telltale sign of a possible gas leak.

Gas leaks aren't always obvious, and even small leaks can pose serious safety risks. That's why proper detection, prompt attention, and evaluation by a qualified professional are so important.

A big shoutout to our training team for sharing practical knowledge that makes a difference in the field. This is what continuous learning and EPIC service are all about!

🌿 Looks like Mother Nature is slowly reclaiming this one! πŸ˜…

During this inspection, we found vines and vegetation making themselves right at home along the siding and roofline. It might give the house a charming, overgrown look, but all that greenery can cause problems over time!

Climbing vines can trap moisture against exterior surfaces, work their way beneath siding and shingles, and make it harder to spot damage or maintenance concerns.

🏠 Want to know what your roof used to look like? Just lift a shingle! πŸ˜…

During this inspection, we lifted the edge of a shingle to reveal a noticeable difference between the original color and the weathered surface.

Over time, exposure to sunlight, rain, and other weather conditions can cause shingles to fade, lose granules, and show signs of aging. While color changes alone don't necessarily mean a roof needs replacing, granule loss and overall shingle condition are important things to evaluate.

It's amazing what a little peek beneath the surface can reveal!

πŸ‘€ Now here's something you don't see in newer homes!

During this attic inspection, we came across an older flue pipe that appears to contain asbestos-based material. Materials like these were commonly used in older construction because of their heat resistance and insulating properties.

The concern? Asbestos-containing materials can pose health risks when damaged or disturbed, especially if fibers become airborne. That's why older flues like this deserve careful attention and evaluation by a qualified professional.

Just another reminder that older homes can have a few surprises tucked away in the attic!
