1⃣ initial parcel, 1⃣ buyer, 3⃣ closings....

In order to make this work for the buyer, we staged this sale as three separate closings. We took this 95-acre parcel & ➗ it equally into three Tracts 🌄🌄🌄. Tract 1 just closed this past week. Tracts 2 & 3 are scheduled to close two & four years from now at prices that reflect the time value of money! Sometimes you just have to be extra creative!

One down & one to go! We sold the first of these two new construction builds for FULL asking price in spite of a "bad" appraisal. Even in this market, there is no reason to sit back & not fight for the full value of a property. While that matters for every deal, it matters even more to investors like this. If we allow one property to appraise low, that discount is multiplied across all future deals!

This one is a little bittersweet. Olivia decided to sell one of our properties to purchase my grandmother's house. We did not want to incur any more debt & 1800 Cumberland Trace was paid for. So, we sold 1800 & did a 1031 exchange to defer the taxes & move the money over to the new home. Obviously, both the sale & purchase had some emotional connection for us. We are honored to buy my grandmother's, aunt (s) (x2) 's & uncle's house, but we poured blood, sweat & tears into 1800. Selling it was difficult, but we knew it was the wise thing to do at this time.

I am including a couple of before & after photos here. Sometimes we forget just how much work we put into something. The transformation was amazing. She is a great house & we know she will make a wonderful home for the new owner.

It has been busy this month & I am behind on posting updates! It is always a balance between working IN the business & ON the business. I need to always focus more on the latter. However, sometimes I can only do so much! 😆

Very grateful for the work & amazing client relationships during this difficult market. I do not take any closings for granted right now.
