Rates dipped this week to 7.33% on the 30-year fixed. Not a dramatic drop, but a move in the right direction.

Here’s the thing about waiting for rates to fall: Zillow crunched the numbers and the average buyer saves about $26 a month by holding out. That’s it.

What buyers do have right now is options. Inventory is up. Sellers are offering concessions. Inspection contingencies are back. The negotiating power buyers have been waiting for is already on the table.

Sometimes the best market to buy in isn’t the one with the lowest rates. It’s the one where you actually have leverage.
