Happy Friday! Now that summer is almost here, what is your most favorite thing to do? I personally love summer, it feels like it is the time to relax. My favorite thing to do in the morning is to sit outside and enjoy a cup of coffee and get my "morning bird chirping, nature calling sounds." I do feel this is good for the soul! If you haven't done this as a morning ritual, I recommend it. There is nothing more beautiful than the sound of nature. Often we forget these things, so a morning "refresh" is what I recommend to start the day.
Here is up to date info for Loudoun County. We all know inventory is tight please read for more info:
March 2019 Loudoun County Market Trends: Inventory Remains Tight
Inventory continues to decline, with new active listings providing no sign of future easing. New active listings declined 13.8 percent year-over-year, from 1,053 in March 2018 to 908 in March 2019.
There were only 861 active listings in Loudoun County in March 2019. The number of active listings was 15.8 percent fewer active listings than in March 2018 and 53.2 percent fewer than in March 2015.
The inventory tightening impacted all areas of Loudoun County, the number of active listings declined in every zip code analyzed.
Unlike February, new listings do not provide any signal that inventory will ease. New active listings declined 13.8 percent from March 2018 to March 2019, the third consecutive March decline.
Tight inventory is likely the origin of declines in the number of closed sales and new pending sales.
The number of closed sales declined 6.9 percent in March, the first March decline since 2016.
The number of new pending sales also declined, decreasing 3.8 percent from the year prior.
The tight inventory is also likely the underlying force decreasing the median days on market (DOM)and increasing the average sales price to original list price (SP to OLP) ratio.
The median DOM of sold homes in Loudoun County continued to decrease and was recorded at just 22 days in March.
The SP to OLP ratio increased to 98.9%, sellers in Loudoun County are receiving nearly 100 percent of their original asking price.
Despite the tight inventory, the median sales price of sold homes in Loudoun County declined 1.1 percent year-over-year in March.
The decrease in the median sales price of sold homes was the result of a decline in the median sales price of detached homes. The median sales prices of townhomes and condos both increased from March 2018 to March 2019.
Anyone moving to the area let me know. I can find your dream home! And if you are thinking of selling, now is the time for me to list your home :)
Interesting ad for selling this home, btw you can see everything!
After facing ridicule online, estate agents LJ Hooker Bankstown removed the video from social media and admitted that they'd "missed the mark."
Interesting marketing! Love the house, but you can see through everything!
It's dancing time! FYI: this is what happens when frustrated cinematographers & editors don't have TV shows or music videos to work on

December 2018 Loudoun County Market Trends Report: Active Listings Lowest in Over a Decade
Inventory continued to tighten in December, despite a modest increase in new listings in November.
There were only 786 active listings in Loudoun County in December 2018, the fewest active listings in over a decade for any month.
The number of active listings declined 12.1 percent from December 2017 to December 2018; declines were recorded for detached homes, townhomes, and condos.
The number of closed sales also decreased, recording a 19.7 percent decline from 467 in December 2017 to just 375 in December 2018. The number of closed sales in December 2018 was the fewest December closed sales since 2011.
The number of new pending sales also decreased, but the decline was a more modest 6.4 percent.
Likely a result of the low inventory, the average Sales Price to Original List Price (SP to OLP) ratio remained high at 98.2, declining only 0.1 percentage points from a decade high in December 2017.
The median sales price of homes sold in Loudon County climbed 1.1 percent month-over-year, from $469,900 in December 2017 to $475,000 in December 2018.
The number of new listings decreased month-over-year, declining 6.0 percent from 333 in December 2017 to 313 in December 2018 offering little indication that inventory conditions will improve in early 2019.
Given that the active supply of homes for sale is 32.3 percent below the 5-year average, median sales prices and the average SP to OLP ratio will both likely remain elevated.
