MORTGAGE BONDS ARE TAKING A BEATING AS CERTAINTY FOR FED HIKE IN DECEMBER LOOKS LIKE A LOCK

Technicals favoring a reversal so cautious rate floating is advised.

The post-election euphoria, which sent Stock prices to record highs, pushed Bond prices lower and caused a considerable increase in Bond yields, has led to higher mortgage rates as we close out the year. We are now at the highest mortgage interest rate for 2016 and testing levels not seen since May 2015. Crude oil prices have begun to surge and consumers will be seeing it at the pump very soon. GOOD NEWS FOR HOMEOWNERS - FEBRUARY NEW HOME SALES EDGE HIGHER, MORTGAGE BONDS RALLYING

The Commerce Department reported on Wednesday that February New Home Sales rose 2 percent from January to an annual rate of 512,000 units, near the 511,000 expected. The median sales price rose 6.2 percent from January to $301,400. Inventories of new homes have been running on the low side with just 5.6 months of supply available. Many economists see a pent-up demand for housing and just recently the National Association of REALTORS® stated the need for more construction to ease supply constraints. This will help support home values and maintain an upward trend in median sales price of both new and resale homes.
Weakness in the stock market today fueled some flight to quality trading and helped Bonds to rally. Should be no surprises with jobless claims tomorrow but there is a good chance that Durable Goods Orders will be disappointing news. Holding a rate floating bias but with low trading volume in this shortened holiday week we need to keep our finger near the rate lock button.

JANUARY HOUSING STARTS HIT A 3-MONTH LOW
The Commerce Department reported that January Housing Starts fell 3.8 percent from December to an annual rate of 1.099 million units. This was lower than the 1.171 million expected and a three-month low. All four major regions across the country saw declines, but a big East Coast snowstorm caused a halt in some late-month construction. January Building Permits, a sign of future construction, hit 1.202 million units, just above the 1.200 million expected. December Building Permits was revised lower to 1.204 million from 1.232 million. Cautious rate floating bias still in effect but watching closely for a reversal trend to start since we've just seen a reversal.

Home Price Gains Remain Steady
CoreLogic reported that home prices, including distressed sales, rose 0.5 percent on a month-over-month basis from October to November, and were up 6.3 percent from November 2014 to November 2015. Dr. Frank Nothaft, chief economist for CoreLogic says, "heading into 2016, home price growth remains in its sweet spot as prices have increased between 5 and 6 percent on a year-over-year basis for 16 consecutive months." CoreLogic predicts that home prices will rise 5.4 percent from November 2015 to November 2016.

Housing Starts End 2015 on a High Note

The Commerce Department reported on Wednesday that Housing Starts in November rose 10.5 percent from October to an annualized rate of 1.173 million units; this was above the 1.135 million expected. The big jump in November nearly erases the 12 percent decline from September to October. Single-family starts were up 7.6 percent from October to the highest level since January 2008. Housing Starts are up nearly 17 percent in November from a year earlier.

THIRD QUARTER GROSS DOMESTIC PRODUCT - NEWS STILL FAVORS NOT RAISING RATES. FED MAY MAKE A MOVE TO HIKE RATES IN THE FACE OF ALL THE NEWS.

The Bureau of Economic Analysis reported on Tuesday that the second reading for economic growth in the third quarter was revised higher from the initial reading, led by a buildup in inventories. Gross Domestic Product rose to 2.1 percent from 1.5 percent originally reported, but well below the 3.9 percent recorded in the second quarter. Within the numbers it showed that consumer spending edged lower, though still remains a brisk pace of 3 percent. Gross domestic product is the monetary value of all the finished goods and services produced within a country's borders in a specific time period.

Home price gains remained steady in the year ended in July, rising 6.9% after the 5.6% gain from June 2014 through June 2015. The monthly gain was 1.7% from June to July, signaling the housing market continues to recover. New Home Sales Rebound in July
After a decline in June from May, New Home Sales in July rebounded, up 5.4% from June to an annual rate of 507,000 units, just below the 511,000 expected. Sales were up nearly 29% from July 2014, while the median price of a new home rose 2% from a year ago to $285,900.
On the supply side, the inventory of New Homes for sale was up almost 2% to 218,000, the highest level since March 2010, though still less than half below of what it was at the height of the housing boom.

Builder Confidence Highest Since Nov. 2005 and Buyer Traffic Increases

The National Association of Home Builders (NAHB) reported on Monday that its Housing Market Index (HMI) or builder confidence rose to 61, in line with expectations and up from 60 in July. This was the highest reading since November 2005. Two of the three HMI components posted gains in August. Buyer traffic increased two points to 45 and the component gauging current sales conditions rose one point to 66. Meanwhile, the index charting sales expectations in the next six months held steady at 70.
Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as "good," "fair" or "poor." Any number over 50 indicates that more builders view conditions as good vs. poor.

Home Prices Jump in June-
CoreLogic reported on Tuesday that home prices, including distressed sales, rose 6.5% from June 2014 through June 2015 and was the 40th consecutive month of year-over-year price gains. May to June saw a 1.7% increase. Prices are down 7.4% from the peak seen back in April 2006. Looking ahead, prices are expected to increase 0.5% from June to July and 4.2% from June 2015 to June 2016. CoreLogic cites pent-up demand and affordability along with a more robust labor market for the gains.

Economic Growth Rebounds
The Bureau of Economic Analysis reported that the first reading on 2nd quarter Gross Domestic Product (GDP) rose by 2.3%, below the 2.5% expected - but well above the 0.6% recorded in the 1st quarter, which was revised from -0.2%. The 2nd quarter rise was due in part to an increase in consumer spending rising near 3%, along with an uptick in U.S. exports. On the negative side, business investment was tepid during the quarter. The inflation reading Core PCE rose to an annual rate of 1.8% from the 1% in the 1st quarter. GDP measures the total output of goods and services produced in the U.S.

The National Association of REALTORS® reported on Wednesday that June Existing Home Sales hit their highest pace in over eight years due to rising demand and limited supply. Sales rose to 5.49 million, above the 5.40 million expected and up 3.2% from May. Year-over-year, sales are up 9.6% and have increased annually for nine consecutive months.
