How are home purchases and mortgage refis going to Settlement? Is it possible to close on a loan remotely with an online notary? What can you do to prevent fraud during this time when so many of the established procedures are changing?
I discuss these important questions with Keith Barrett, President and CEO of Vesta Settlements.

Housing Market

There is a lot of uncertainty in the housing market these days. However, there is solid data that shows why the housing market is in a better position to handle a downturn now compared to 2008. In this video I discuss 5 metrics that are different.

When we shot this video back in early February, our client spoke fondly about her wonderful memories in the house. So much has changed since then. Thankfully we closed on this property Friday.
I won't pretend to know what will happen to the housing market in the coming months. But I do know this...Loudoun will continue to be a great place to call "home"!

$10,000 Grant

Even if you have a side gig or a part-time job without employees, you may be eligible for a $10,000 grant through the EIDL. I go through the process of applying on the SBA website. There is one critical part of the application that you can't miss if you want to be considered for the grant.

Significant relief for small businesses in Loudoun. SBA backed business loans may be forgiven if they are used for lease / rent payments, payroll, utilities bills and even group heath care premiums.
There are requirements for these loans to be forgiven. One of the most important is that the average number of employees during the first 8 months of the loan term must the same as prior to the pandemic.

Check out Loudoun County Chamber of Commerce for more information.

Mortgage Forbearance

Loudoun County neighbors.
Mortgage forbearance. What is it and who qualifies?
The 2.2 trillion dollar stimulus package may offer mortgage forbearance (postponement) for up to 12 months if you qualify.

The Senate is close to approving a 2 trillion dollar stimulus bill that is classic Keynesian economics. Will it be enough to prevent a recession? The first cracks in the housing market are starting to be seen in the number of daily showings for properties that are for sale. What will the unemployment numbers look like on the other side of the virus? If they stay in the single digit range, I'm optimistic.

1206 Hawling Place

In this time of "social distancing" we are utilizing video more and more. We are also offering FaceTime walk throughs for anyone that is interested in one of our listings. Our latest listing in Loudoun backs to what was formerly the Westpark Golf Course. Learn more about this property here;

JC wouldn't post this picture but I will--Happy Veterans Day!
Just wanted to post my thoughts here about our experience using Silvey Residential recently. JC consulted us incredibly well on the current market, our home compared to others, and what we should and should not consider doing before selling. His knowledge of the local market, supply, demand and pricing proved to be worth his weight in gold- we had a full price no contingency offer within 6 hours of listing our house. Sold! Thanks JC for helping us with the massive undertaking of selling a home and moving a family of 5! Iโ€™d highly recommend JC, without question if you are considering buying or selling.
Thanks for the heads-up on Leesburg Public House!
I grew up in Waterford. I have lifelong friends from that town.
