We all loved those historic lows in 2020, but here's the thing: those rates were the exception, not the rule!
π‘ So why might waiting for rates to drop NOT be the best strategy?
π 1. Home prices can change. While you're waiting for rates to drop, home prices could rise, potentially costing you more in the long run.
π° 2. You could be building equity now. Instead of paying rent while you wait for the βperfectβ rate, buying a home that fits your budget could allow you to start building equity.
π 3. You may be able to refinance later. If rates drop in the future, refinancing may be an option, depending on your financial situation and the costs involved. But if rates don't drop, you don't want your entire plan to depend on that possibility.
π 4. Lower rates can mean more competition. If rates fall, more buyers may enter the market. That can lead to increased competition and potentially higher home prices or fewer opportunities to negotiate.
β€οΈ 5. The right time is about MORE than the interest rate. Your income, savings, credit, monthly budget, job stability, and how long you plan to stay in the home all matter.
Here's my advice as a Realtor: Don't buy a home just because you can, but don't put your dreams on hold solely because you're waiting for rates to drop, either.
The goal isn't to time the market perfectly. It's to find a home that fits your life and your budget, with a payment you're comfortable making.
And remember, you don't have to figure it all out alone! I can connect you with a great lender to explore your options and see what buying could look like for YOU. π‘β€οΈ
