Most buyers ask the seller to come down on price. Ask for closing costs instead.

Here is the thinking. A price cut shaves a little off your loan. That same money moved into closing costs can cover your costs and then buy your rate down, and the rate is what sets your payment for as long as you keep the loan.

There are limits, and they depend on your loan type and how much you are putting down. Swipe through for the actual numbers.

Two catches worth knowing. Concessions cannot exceed your real closing costs, and they cannot go toward your down payment or come back to you as cash.

Run the offer both ways before you write it. Call me and we will do that with your lender on the line, because they are the one who can price the buydown.

The clocks go back the first weekend of November, and your drive home goes dark.

That is when moose stop being scenery and start being a driving problem. They are dark brown, they do not reflect headlights the way a deer does, and they are tall enough that your low beams light up their legs instead of their body. They walk the plowed road because the snow is deep everywhere else.

Slow down on the Glenn and the Parks after dark. Watch the ditch line, not just your lane. And if one crosses in front of you, assume there is a second one behind it, because there usually is.

I am on these roads at all hours from now through March, showing houses in the dark. It is also why I ask clients a question that sounds like it has nothing to do with real estate: how do you feel about this drive in December? A commute that is easy in July is a different animal when it is dark both directions and there is a moose standing in your lane.

The drive is part of the house. Price it in before you buy, not after.

Welcome to the dark months. Drive like it.

I get asked about a crash almost every week now. I do not think one is coming here, and I would rather show you my reasoning than tell you to relax.

A crash needs more houses for sale than there are people who want one. That is what 2008 had. It is not what Alaska has.

About half of all mortgages in this country sit under 4 percent, and one in five is under 3. Picture that seat. You are at 3 and the market is at 7+. You do not sell, even if you outgrow the house. You rent it out for enough to cover the note, buy your next place, and your old house never hits the market at all.

That is the part people miss. Those homes are not coming. They are turning into rentals.

And we are not building our way out of it. Anchorage permitted about 300 homes in 2024 and just over 400 in 2025, against a city goal of 10,000 in ten years. Swipe through for the rest.

None of this is a promise. Nobody gets to tell you what the market does next, me included. It is my read, from the numbers I watch and the closings I am actually doing.

If you have been waiting for prices to fall before you make a move, let us talk about what that wait costs you if they do not.

If you were to ask me if it is a bad time to list. Here is the answer I would give, and this time I am putting last month right next to it.

ANCHORAGE
6 new, 211 pending, 265 active

EAGLE RIVER AND CHUGIAK
1 new, 53 pending, 57 active

WASILLA, PALMER AND SURROUNDING
11 new, 249 pending, 577 active

Six weeks ago there were 605 homes under contract across Southcentral. Today it is 513. So yes, it slowed down, and I am not going to tell you otherwise.

But look at what did not happen. Inventory did not pile up. Active listings went from 929 to 899, and there were eighteen new listings across all three areas. Eighteen. Eagle River had one.

A slow market with nothing behind it is a very different animal from a market falling apart. Buyers slowed down. Houses did not stack up.

So is it a bad time to list? Not if your house is one of the few people can actually buy.

Want to know what this means for your house or your budget? Let us talk.

The mountains have had their dusting and the light is going.

Anchorage loses roughly five and a half minutes of daylight a day right now. By the end of October it is down to about eight and a half. You do not notice it week to week, and then one evening you walk out to the truck and it is already full dark.

This is the season Alaskans quietly sort themselves. Some people settle in. Some people buy a headlamp and carry on.

It is also the season you find out what a neighborhood is actually made of. Who runs a plow down the shared driveway without being asked. Who checks on the house at the end of the road when the owners are Outside. None of that shows up on a listing sheet, and it is exactly why we ask so many questions before we send anyone to go look at a house.

Rates moved up again. The 30 year fixed is averaging 7.40 percent, up from 7.28 last week and 6.30 a year ago. The 15 year is at 6.73.

Here is what that actually does, and it is not what people assume.

It does not stop people from buying. It changes what they can buy. On a 400,000 dollar home, the jump from a year ago is real money, closer to a car insurance payment than a dinner out. I am not going to pretend otherwise. But it does not necessarily cancel somebody’s move. It moves them from the house with the finished garage to the one without it.

Buyers do not disappear when rates go up. They drop down a price bracket. If your house is priced at the very top of your range, those are the buyers you just lost, and they went to the listing below you.

And if you are buying, know which number you are stuck with. You can refinance a rate. You cannot refinance a price.

Call me and we will run your real numbers at today’s rate, not the one you remember from two years ago.

My service area does not end at the edge of the Anchorage bowl.

Clients call from Valdez, from the Valley, from communities up and down the road system, and I get in the truck and drive. Having lived in a lot of Alaskan towns does that to you. You learn that every community runs on its own market, its own timeline, and its own set of unwritten rules, and you cannot understand any of that from behind a desk in a different city.

You also learn where to stop.

In Valdez, that is . Fuel up, grab something hot off the counter, get back on the road. Places like this tell you more about a town than any listing sheet will, and they've got the best snacks and gift shop in town.

Thinking about buying or selling outside of Anchorage? Give me a call. I will come to you.

The dividend hits direct deposit accounts today, October 1. Paper checks follow on October 22.

This year it is 1,200 dollars per person: a 1,000 dollar Permanent Fund dividend plus a one time 200 dollar energy relief payment. For a family of four, that is 4,800 dollars arriving in a single month.

Most of it will be gone by Christmas. That is fine, and nobody needs a lecture about it. But if buying a home is anywhere on your horizon in the next two years, there are a handful of things this money can do that are hard to do any other month.

Swipe through for five of them.

Not sure which one applies to your situation? Give us a call and we will look at your actual numbers instead of guessing.

For any of you Alaska newbies out there (cheechakos, as Alaskans say), here's something you need to know! Studs go legal inside the Municipality of Anchorage on October 1.

State law allows them earlier north of 60 degrees latitude, but the Municipality waits until the first. Book the shop now. Appointments disappear the week the first real snow hits the forecast.

And if you are new here and house hunting, pay attention this winter. It will teach you what Alaskans actually look for in a home. Why an attached garage is not a luxury. Why a north facing driveway on a hill turns into a sled run. Why you ask who plows the road before you ask about the countertops.

I would rather you hear that from me before you buy than learn it in January. Alaska is generous with people who prepare a week early. It is not gentle with people who prepare a week late.

A high asking price is not a negotiating position. It is a filter that removes your own buyers.

Now here is the part that catches people. Alaska is a non-disclosure state. Sale prices are not public record here, which means that estimate you pulled up online is built on asking prices and guesswork, not on what anything actually sold for. You cannot look up the real number. Neither can your neighbor who told you what your house is worth.

I can see it. If your listing has gone stale, call me and we will sit down with the actual closed numbers. Sometimes the fix is new photos. More often it is the price.
