If I had to tell a buyer where to put their money, it wouldn't be the shiplap.
I walk a lot of homes across Collin County every week, and the ones that hold value (and keep their owners happy for years) almost always get these four things right. Notice what they have in common: they're hard or impossible to change later.
Location. You can gut a kitchen. You can't move a house off a busy road or into a different school zone. In Allen, McKinney and Frisco, two streets apart can mean a very different resale story.
Windows and natural light. Light changes how a room feels at 4pm in February. Pay attention to which way the house faces, too. A west-facing living room in a Texas August is its own conversation.
A well-designed kitchen. Finishes are easy to swap. Layout is not. Moving a sink or adding an island means plumbing, electrical and permits, so start with good bones and quality cabinetry.
High ceilings. There's no weekend project that raises a ceiling. They make a home feel bigger than the square footage, every single day.
Paint, light fixtures, hardware, even countertops can come later. Spend on what you can't fix.
Which one would you splurge on first? Save this for your next round of showings.
