The Washington, DC metro area’s real estate market had another strong week as the rebound from COVID's impact continues. There were 1,697 homes going under contract last week. Total new contract activity for the week of July 5 – 11, 2020 was up 26.6% compared to the same seven-day period last year for the six jurisdictions we track.

All six areas posted significant gains in the number of newly ratified contracts. Washington, DC led the way for the second week in a row with a 45.8% increase. Prince George’s County was up 36.3%, Northern Virginia was up 34.3% and Montgomery County rose 32.7%. Loudoun County had an increase of 27.7% and Prince William County was up 10.2%.

Homes are continuing to sell more rapidly than last year as well, with the average days on the market coming in at 28 last week, a full week less than last year’s 35 days.

The real estate recovery from the COVID pandemic continues.

Total new contract activity for the week of June 28 – July 4, 2020 was up 24.3% compared to the same seven-day period last year for the six DC metro area jurisdictions we track. That weekly increase is the strongest in the emerging recovery thus far.

In addition, homes going under contract last week were on the market two weeks less than the equivalent period last year, from 41 days to just 26 days.

You know it was a strong week when the “worst” performance was Northern Virginia’s with an 11% increase in the number of newly ratified contracts. Prince George’s County was up 13.9%, Prince William County rose 26.7%, Loudoun County was up 30.6% and Montgomery County was up 35.9%. Leading the pack last week was Washington, DC with a 48.4% increase.

While there is no way to predict where the market is headed over the rest of the summer, we’re encouraged by what we see.

Total new contract activity for the week of June 21-29, 2020 was almost unchanged from the same seven-day period last year for the six jurisdictions we track. After three-plus months of volatility, a little stability looks good.

The total number of newly ratified contracts was down just 0.4% for the week – 1,803 homes vs 1,811 - with three areas showing increases and three showing declines. On the plus side, Loudoun County led the way with a 13.2% jump, followed by Northern Virginia at 3.3% and Washington, DC at 3.2%. Montgomery County was down 8.0, Prince William County was off 7.9% and Prince George’s County was down 3.1%.

Properties sold more quickly than this time last year, with the average days on the market of 25 days, vs. 30 last year.

Saturday June 20 marked the first day of summer – and it looks like we’re finally in the COVID-deferred spring market.

Total new contract activity for the week of June 14 – 20, 2020 rose 20.6% compared to the same seven-day period last year for the six jurisdictions we track. And it was an across-the-board improvement, as all six areas saw an improvement in the number of newly ratified contracts. Almost 2,000 homes went under contract.

Prince George’s County had a modest 2.2% increase, and the other five had double-digit increases. Washington, DC had an especially strong week with a 38.1% jump. Northern Virginia was up 22.8%, Loudoun County rose 22.7%, Prince William County was up 20.9% and Montgomery County was up 21.6%.

In addition, homes going under contract last week were on the market for an average of 26.2 days, four days less that the same week last year.

Longtime Alexandria Planning Director Engin Artemel Dies

An Alexandria Living Legend known for opening the Alexandria waterfront to residents and the general public, and the revitalization of the lower King Street, Engin Artemel passed last Wednesday. He was a notable Alexandria advocate and also the father of Deniz Artemel, VP of Business Development for McEnearney Associates. It is with great sadness that we lost someone that has so significantly impacted our Alexandria community. In lieu of flowers, Deniz said that her father would have wanted to be remembered by taking a stroll and “enjoy his beloved Old Town Alexandria waterfront.

An Alexandria Living Legend and longtime advocate for public access to the waterfront died last Wednesday in his Old Town. Engin Artemel served in the City of Alexandria Department of Planning for ten years and was Planning Director from 1997-1984. He was 81 years old. "One of his most notable
