I feel as comfortable in Berkeley as I do in Burlingame or Benicia. I grew up in Albany and lived most of my children's school years in San Mateo. I have lived in Vallejo, and Hayward where the weather is great and so are the views. My childhood stomping ground was Fairfax, where my grandparents owned 500 acres, and I spent every weekend of my life... unless I was in Dorrington/Bear Valley...

What does an area expert do for you, if you can't get into contract? I list and sell in both Northern and Southern California. My specialty is helping buyers arrive at the best deal possible, without writing multiple offers (that failed)! If you are the seller, we WILL end up with multiple offers. You will choose your terms, and the buyer will pay what they offered at closing, with few, if any concessions. Doesn't that make sense?

I just had a buyer tell me they can do their own real estate transaction.

BUT WHY WOULD THEY WANT TO?

When a house is listed, the broker gets paid the amount of the listing contract. Period. You won't save a dime trying to do the transaction yourself because payment to the listing broker is contractual, for as much as a year.

Now if a property owner contracts with you without the help of a broker, that might be a different story. But 88% of transactions do involve an agent.

Recently my daughter was robbed by a Sub -Contractor's hiree. Be careful who you let into your house. A NetZero Arlo security system caught the guys, and her stuff was returned. A $450 investment saved her from a $20,000 loss. But all could have been avoided if the Sub Contractor did a better job of vetting his workers. And now my kids know to vet their workers better, too.

It seems everyone is looking for a bargain. Well, you have probably missed it. Showed a home in Vallejo the other day for a cash buyer with 200k. Not many choices. Showed her an extreme fixer upper listed at 200k. Listing agent said she already had multiple offers WAY over asking, everyone of them cash... and it would be a waste of time to write at 200k.

So now I am in escrow on something I haven't seen locally for more than two years... a 2 BR condo for 91900.

BTW, whether you are listing/spending 90K or 900K, I do try to treat each client the same.

I don't do nearly as many listings as I would like. My career has largely been as a buyer's agent. Right now I am getting a house staged that should go on the market on Tuesday. I feel really proud of the staging I am doing. My favorite part of listing is the staging. I love taking a totally blank slate and making it "POP"!

Not every agent stages, and probably not that many agents stage their listings themselves. But I love it!

I've been following this listing because it was the best example of staging I have ever seen. (Unfortunately the photos are no longer visible to the public).

I can't WAIT to see what it is selling for!

In my opinion, the ONLY thing that sets this house apart from hundreds or thousands of other remodeled homes in Vallejo, was the STAGING.

By comparison, a contract my current buyer just walked away from was valued at 221k on the homes,com site (240+ on Zillow), is/was currently listed at 209k, and received about 11 offers.

Unstaged, partially renovated.

Here is the new construction home I closed just recently in Martinez, CA.

Just about to start work on 1089 Western Avenue in Vallejo. This is a 2+ BR, 2 ba house with great freeway access and will likely have both bathrooms updated and hardwood floors refinished. Tons of storage! Will hopefully have this home on the market in less than 30 days.

Great for investor to finish rehab (would benefit from new windows, and maybe central heat. First time buyers could do a 203k and have an awesome starter home!

Should be closing Monday on a new construction KB home in Martinez! With a few caveats, new construction is wonderful! Know what you are getting into, though!

Fortunately, I have personally purchased 3 new construction homes, from three different builders, so I know some of the potential issues from personal experience.

You might think when you buy a new construction home, you don't need representation... and you might not. When sales are very brisk, there is not much room for negotiation. But the agent for the builder is NOT your advocate. They have a legal and ethical obligation to the builder, and very little to you. Protect yourself and take your agent the FIRST time you look!

1263 Portland in Albany closed about 2 weeks ago. List price was 849k. Sales price went well over 1 million. This just goes to show, you don't have to list at value. Listing it very low, we had about 250 GROUPS go through during open houses and private appointments. That is about double my personal record.

If you want to get a lot of activity, which translates into a greater number of interested buyers, leading to more offers, and ultimately a higher price, list your property at 80 to 90% of expected sales price. Even lower is okay, if the community in which you are selling supports that custom.

We received 5 offers. That is a lot for such an expensive property.

Albany, Berkeley and El Cerrito are all in the custom of pricing well below market. Perhaps, as a direct result, these are some of the most expensive cities per square foot in the Bay Area.

These Photos Show Just How Much Real Estate Photography Matters

Yes, photography matters, but the picture on the right is not a very good example of staging, ergo, not a great example of real estate photography. I would have taken out the bed entirely, and just had the mattress on the frame. I would have centered the night stand on the window, hiding the cords, and gotten rid of the 1970's lamps. And then I would have made up the bed a whoooooole lot better than that.

I might have chosen to take the photo from the floor upwards, or from a ladder downwards. The focus of this photo is the bed, not the room. Is this for airbnb or the MLS?

And what's out the window? Buyers want to see what THEY will see. A really good photographer, can get great lighting in the room and still see out the windows without glare. Photography is not a place to skimp!
