North Georgia Real Estate Investors Association (North Georgia REIA) was founded by my wife, Kim, and me, on Tuesday, January 15, 2002. At our first meeting, which was held at the Shoney's restaurant in Cartersville, Georgia, twelve other real estate investors attended: Gawain Thomas, Eric Tankersley, Anthony Davis, Bill and Jean Hammons, Kevin Kincannon, Stanton Williams, Robert and Amber Ferguson, Terry Harrison, and David and Freddie Morris. We can never thank these folks enough for believing in us and being with us from the start. Our hats are off to y'all – thank you so very much! We formed North Georgia REIA for the purpose of bringing real estate investors together to discuss the latest investing and asset protection techniques. I firmly believed that if investors helped each other, each could achieve record levels of success. But when I approached the other major “players” in the north Georgia area with this idea, they all - except for Mike Drinkwater from Marietta - told me that forming the group was a very bad idea because it would create too much competition. Five short years later, North Georgia REIA had grown to over 2,000 members – becoming the second largest REIA in Georgia, as well as one of the largest REIA’s in the country. Between 140 and 200 investors attended each monthly meeting. Then at the April 2007 meeting, our direction changed. Our guest speaker was Pete Fortunato and his comments about how precious time was and how priceless our families are really hit home for us. We realized that we were exhausted from trying to run this 2,400 member REIA and trying to increase our stable of rental properties, not to mention trying to maintain our little ranch. So with Pete’s words ringing in our ears, we made the decision to end the REIA and concentrate on our investing business. We are, after all, full-time real estate investors – first and foremost. But in truth, the meetings never ended. Investors and friends kept coming up to the ranch just to hang out and talk real estate, so finally, Kim and I decided to start hosting monthly meetings at the ranch. We called the meetings “REIA Rancho”. Ok, so we have a weird sense of humor. We had an average of 50-60 people milling around the kitchen and living room or sitting out by the fire pit every month. We had great food and wonderful conversations, and the meetings centered around deal structuring and asset protection. We looked forward to those meetings every month, but they weren’t convenient to anyone but us. So in 2011, we made the move back to the Holiday Inn where we host our North Georgia REIA meetings on the 2nd Thursday of each month from 7pm to 9pm. At our monthly meetings, we feature discussions on a wide variety of topics, led by some of the best and most knowledgeable real estate investing experts in the country. Our goal is to make us all better, wiser and more successful real estate investors. One month, the speaker may be an entity expert like the great Dyches Boddiford…the next month, it may be a fantastic 1031 property exchange expert like John Mangham…the month after, it may be Pete Fortunato – one of the best creative deal structurers in the country. No matter the topic, you can count on solid meat-and-potatoes real estate investing information being shared. If you seek real-world investing knowledge without all the sales hype, then you will like our folks, our meetings and our seminars. Our monthly meetings are held on the second Thursday of each month at the Cartersville Holiday Inn (exit # 293 off I-75 in Cartersville, Georgia) from 7 pm to 9 pm. On May 9, 2019, I took 30 real estate investors with Steve Love's REIA out for a day of door knocking.

Everyone was shocked by the reception we received from homeowners and sellers. People couldn't have been nicer or more helpful. And boy did we learn a ton about real estate in that area.

We learned most people in the area lived there for more than 30 years. Houses were selling for $650,000 to $750,000. Rents were $3,200 per month. People loved living there. It was not a rental neighborhood - mainly homeowners.

We met the local historian and a man everyone called "The Mayor." We also met five men sitting in the yard watching us. They were the brain trust for the neighborhood. One them owned several rental homes in the area. He told us average rents were $3,200/month. These folks were a wealth of real-world information!

Why does it matter? There are three big benefits to investing in an "Opportunity Zone Fund" aka "Your own properly created and maintained LLC":

1) Defer capital gains from 2018 - you still have time to do so - the recent regulations gave us a 12/31/19 deadline for most real estate sales that occurred in 2018. Instead of paying taxes now for 2018 cap gains, those taxes will be due on your 2026 tax returns. Paying later is better than paying now!

2) Of the capital gains deferred in #1, above, 15% can be forgiven & forgotten by the IRS. Paying later beats paying now, and paying less is even better!

3) This one is potentially huge: Any capital-gains properties (e.g. rentals) owned by the LLC after it turns ten can be sold tax free between that tenth birthday and 12/31/2047. This beats even an IRA. You can take the depreciation and other write-offs from the properties (you can't do that in an IRA) - and then sell them tax-free, with no depreciation recapture! The object would be to grow this particular entity as much as possible, buy as many properties through it as possible, and sell them tax-free after milking the tax benefits!

Most law firms are charging $6,0000 to $12,000 to set these "funds" up. And most of them are focused on structuring for large capital raises, as opposed to 1 or 2-owner LLC's. We are of course are contrarians ("No we're not!") and looking to structure these LLC's for small to medium REI at a much better price.

On April 10, 2019, I took 30+ real estate investors with the Arizona REIA door knocking in Phoenix.

Many attendees felt sure doors would be slammed, cops would be call and shots would be fired. Too funny!

Results: No doors slammed. No cops called. No shots fired.

For the day, we drove a total of 2 miles. That's it, 2 miles!!!

We made 9 written offers. We were invited in (all of us) 4 homes. We did not find any shadow sellers, but we did find The Most Interesting Man In The World. (NOTE: This guy bought his house - it's in a $500,000 neighborhood - a couple of years ago for $32,000. (Not a typo). He just bought a condo worth several hundred thousand dollars for $5,000. He was about to close on another house for $1,000!

I didn't know this when we started, but John Burley was in our group.
