So the vetting is on you. Four questions to ask before you hand over your biggest asset:

How many properties does one manager look after? What happens to my property when they are on leave? Who chases arrears, and how often? Can I see a sample inspection report?

The answers tell you more than any pitch will. If a company hesitates on any of them, that is your answer.

Rent arrives on time, or it does not. There is not much in between, and the gap is yours to carry.

Rent Safe is our answer to that. If the tenant does not pay, we do. No stand-down period, no waiting on a claim to be processed, no holding your breath until the bond gets sorted out.

It sits on top of full management, so marketing, vetting and inspections are all still part of it. We do apply a standard: the property needs to be compliant and well maintained, because a guarantee only works when the property is sound to begin with.
