The Federal Capital Territory Administration approved new information and communication technology infrastructure for its Department of Land Administration on September 29, with the decision reported on September 30.

The measures include upgraded data-centre equipment and connectivity. The administration also approved the production of customised land revenue receipt booklets with enhanced security features to reduce document alteration and attempted fraud.

It's a good news that government has improve its land registry. But don't assume that every document presented to you is genuine simply because the system is becoming digital. Technology can improve verification. It doesn't remove your responsibility to verify.

Out of 100 people buying land, you'll hardly see 2 processing CofO within the first 3 years after buying that land, and this is because the process of getting a CofO is not an easy one, plus it's also very expensive.

And this is why whenever anyone reaches out to me and asks if they should get a CofO on their land, I usually tell them that if they can't afford it, they shouldn't stress themselves financially because they want to get a CofO on their land. So far, the land has been confirmed safe via the survey and you have your Deed of Assignment, you're good to go.

So if you're waiting for a land to have a CofO before you buy it, you're just wasting your time, most especially as an average earner. Another question is, can you even afford it when you see the one that has a CofO?

Don't reject buying a land simply because it doesn't have a CofO, and don't buy land simply because the seller presents CofO to you.

Nigeria can have millions of people who need houses and still have a market where many houses are difficult to sell.

Housing demand and purchasing power are two different things. People needing a house doesn't mean they can afford your asking price.

People these days are so pressured to buy a land in an already developed location rather than buying where they can easily afford.

Even the rich and wealthy still buy Land in underdeveloped places with the hope of development in the future.

You'll become a land owner faster by buying a location that is not fully developed than waiting to have the money to buy a developed location.

If you've been earning at least ₦500K per month for the past 12 months there's no way you shouldn't have 1 plot of land in your possession otherwise you don't see it as a priority.

Because you prioritize your annual rent, that's why it's easy for you to pay as at when due even though your annual rent is more than two times your monthly salary.

Sokoto Road Atan Ota is a location with lots of potential, land is available in that axis for as low as ₦1.5M per plot.

One mistake you must never make when building a house is to assume that getting approval and completing the building means everything is fine.

Government approval doesn't guarantee quality construction. Use qualified professionals, quality materials and proper supervision, and ensure the building is regularly inspected and maintained even after completion.

Never allow the pressure to complete your building to make you compromise on safety. A completed building is only valuable when it is safe for the people who occupy it.
