here's the truth:

The cheapest land isn't always the best investment.

Before I put my money into any property, I look at 5 things.

Number one — LOCATION.
Where exactly is the land?
What roads are connecting it?
What's developing around it?
And most importantly, is there real demand for property there?

Number two — DOCUMENTATION.
Don't just hear, “The land is genuine.”
Ask what documents exist and make sure they're properly verified.

Number three — OWNERSHIP. 🔍
Who actually has the right to sell the property?
Don't let urgency make you skip due diligence.

Number four — ACCESS & INFRASTRUCTURE. 🛣️
Can you easily get there?
What about roads, drainage, electricity, water and security?

And finally!
This particular one every investor is more critical about😊

Number five — FUTURE POTENTIAL.
Don't only ask:
“What is this land worth today?”
Ask:

“Who will want this property tomorrow?”

That's the difference between simply buying land and buying strategically.

Because in real estate, a good deal isn't just about the price. It's about what you're actually getting for your money.
