We're hiring a site supervisor in Guyana.

Our clients mostly live overseas. They can't stand on the site. You'll stand there for them.

Most houses in Guyana that stop halfway don't stop because of bad blockwork. They stop because nobody on site was counting. Deliveries that came short, a crew that didn't show for three days, a slab poured before anyone checked the steel. By the time the client in Toronto finds out, the money is gone.

You'll run crews, deliveries and quality on two or three block-and-concrete houses at once, on the East Coast of Demerara and in Linden. Every day, every site goes into our project management app: the log, the photos, what got done. If that sounds like extra work, this isn't your job.

Full time from early 2027. You've taken houses in Guyana from foundation to handover, you read drawings, and you have your own vehicle. Spanish is a plus.

If you are working out the payback on a rental building, the number you are probably using is wrong.

Six units at USD 1,400 a month is USD 100,800 a year. That is the figure that goes in the spreadsheet.

Operating costs take about a third of it. Management, maintenance, insurance, rates, and the vacancy you will have whether you planned for it or not.

Your actual net is closer to GYD 13.4 million. Against 160 million invested, that is roughly twelve years rather than eleven.

Run the same building unfurnished at USD 800 a unit and it takes almost twenty one.

Gross rent is a story you tell yourself. Net income is what pays off a building.
