Find a friend who you trust will give you their honest opinion 👀

It’s the pile of letters on the worktop, the multiple appliances making your kitchen feel smaller, or the artwork you love but might not be every buyer’s taste.

When you live in a home every day, it’s easy to stop noticing the little things that buyers will see straight away.

Are your friends too nice to tell you the truth? 😅 We can help!

We’ll look at your home through a buyer’s eyes and help you spot the changes that could make all the difference before you go to market. 🏡✨

Back from holiday and, if I’m honest, my content ideas are still somewhere by the pool! ☀️😅

So, instead, here’s a picture of me enjoying a well-earned coffee after completing an SA stage...because apparently the algorithm doesn’t care that I’ve just returned from holiday and have absolutely no idea what to post!

Gotta keep that algorithm going… even if it means posting a photo of myself drinking coffee and pretending it’s content. 😂

Anyway, hi 👋 I’m back!

I would remove this before a single buyer walks through the door.

And no, I’m not talking about the clutter…

I’m talking about your personal taste. 👀

That feature wall you love? Remove it.
The overly themed room? Tone it down.
That quirky piece you think makes the property unique? Maybe it needs to go.

When you’re selling, it’s not about creating a home YOU love.

It’s about creating a space where your buyer can walk in and think:

“I can see myself living here.”

You can absolutely make your home stand out but don’t make it so personal that you limit your buyer market.

Good property styling isn’t about bland, beige rooms. It’s about knowing what to keep, what to remove and how to create an emotional connection.

Because sometimes, the thing you love most about your home could be the thing stopping someone else from buying it.

Controversial? Maybe. True? Absolutely.

Thinking of selling? Send me a DM before you put your property on the market — let’s make sure it’s appealing to the widest possible audience.

It’s the small details that can make all the difference to your short-term let.

Because creating a successful property isn’t just about filling a room with furniture and hoping for the best.

It’s about creating an experience.

What does your guest see when they walk through the door?
How does the space make them feel?
What makes them want to stay a little longer?
And, most importantly… what will they remember when they leave?

This is where my background really comes into play.

With experience in learning about behavioural psychology and a diploma in interior design, I understand more than just how to make a space look good.

I understand how people think, what influences their behaviour and how their environment can make them feel.

And I use that knowledge to create short-term lets that are more than just aesthetically pleasing.

I create spaces that feel considered, welcoming and memorable.

Because anyone can buy furniture and put it in a room.

Creating an experience that guests remember? That’s where the magic happens. ✨

And those little details? They could be the difference between a guest who simply stays… and one who leaves a glowing review, recommends you to friends and comes back again.

Your property deserves to be more than somewhere people sleep. It should be somewhere they remember.

If you want more out of your short-term let, give me a DM and let's see how we can help 📩

Not every room needs to be Instagrammable.

There… I said it!

It’s so easy to get caught up in keeping up with the Joneses — or, more realistically, keeping up with Pinterest, Instagram and whatever perfectly styled home is currently taking over our feeds.

But honestly? Your home doesn’t need to look perfect. It needs to feel good.

I want to create homes that feel like homes — spaces where you can put your feet up, leave a book on the coffee table, have a blanket draped over the sofa and actually live!

Because there’s nothing worse than walking into a beautifully styled space and feeling like you daren’t touch anything.

Good design shouldn’t make you feel like you’re living in a show home.

It should make you feel relaxed. Comfortable. Happy. At home. 🤎

So let’s stop designing for the Instagram grid and start designing for the people who actually live there.

Because the best homes aren’t the ones that look perfect. They’re the ones that feel like you.

Cosy season is just around the corner, and I can’t wait to bring all those warm colours, rich textures and inviting layers into the properties I style. 🤎 Think soft neutrals, natural materials, tactile fabrics and those little details that make a space feel wonderfully cosy.

Do you change the décor in your home seasonally, or keep things pretty much the same all year round? 🍂

Want to know what property investors who scale quickly have figured out?

They don’t do everything themselves.

They’re not spending their evenings building furniture, chasing deliveries, assembling flat-pack wardrobes or waiting around for trades to turn up.

They delegate.

Because their time is better spent finding the next deal, raising finance, analysing opportunities and growing the business.

You can’t scale a property portfolio if you’re constantly stuck working in it.

The goal isn’t to be the person who does everything.

The goal is to build a business that doesn’t need you too. 🚀

If you’re spending too much time on the practical stuff and not enough time looking for your next deal, drop me a DM and let’s chat about how I can help take some of that workload off your plate.

I genuinely thought I’d lost this job.

“Your staging is bland.”

That was the feedback I got from someone who I was convinced was never going to book me.

And then… they did.

You really do have to laugh, or you’ll cry.

Staging is subjective, and I completely understand that not everyone is going to love the same style. But my job isn’t to create a home that reflects my personal taste.

It’s to create a space that feels considered, elevated and appealing to the people most likely to buy it.

Sometimes that means calm and neutral. Sometimes it means colour, texture and personality.

What matters is understanding the property, the target buyer and how to make the space work at its absolute best.

And apparently, whatever I was doing was good enough to get the booking after all.

“You won’t get a double in here, it’ll need to be a kids’ room.”

That was the feedback from the client before we staged this room.

But I knew a double bed would work — and more importantly, I knew it could work comfortably.

There’s a big difference between fitting furniture into a room and actually staging a room properly.

I don’t just squeeze a double bed in because it technically fits. I think about how the room will feel when potential buyers walk through the flat.

Can they move around comfortably?
Does the space still feel open?
Can they understand the proportions of the room and visualise themselves living there?

That’s what good staging is about.

It’s not simply filling an empty room. It’s showing the potential of the space while making sure it still feels practical, spacious and inviting.

And sometimes, the room you thought would only work as a kids’ room can comfortably become a very functional double bedroom.

Which room would you make an offer on - staged or empty? Tell me in the comments 💬

I can’t believe I’m about to say this…

But now is the time to start thinking about getting your property staged before Christmas.

I know it feels early. We’ve only just moved into September.

But selling a property isn’t just about the day it goes on the market. You have photography, getting the property ready, viewings, finding a buyer and then the legal process before you actually get to completion.

In Scotland, a straightforward property purchase can take around 6–12 weeks from offer acceptance to completion, although this can vary significantly.

And while Scotland can be a faster market when it comes to finding a buyer, the full journey can still take considerably longer. Recent Zoopla data puts the average time to sell in Scotland at around 15 days for homes that have been on the market for less than six months — but that is only the time to secure the sale, not the full process through to completion.

So if your aim is to be moved before Christmas, or simply to have your property positioned as strongly as possible going into the final months of the year, now is the time to start preparing.

Good staging doesn’t happen in five minutes.

It takes planning, preparation and a considered approach to make a property photograph beautifully and feel right when buyers walk through the door.

Christmas will be here before we know it!
