B.C. Stratas Prepare for Winter Storms
As someone who grew up on the North Shore and now works closely with Vancouver’s diverse communities, I see firsthand how winter storms can challenge both strata councils and owners in North Vancouver. Stratas are responsible for maintaining common areas—think balconies, decks, patios, drains, gutters, and the systems that protect everyone’s homes—while owners usually handle routine patio care like sweeping, cleaning, and keeping surfaces in good shape each year. It’s essential for stratas to arrange regular flushing of exterior drains and parking garages, since debris from storms and nearby trees builds up fast. Preventive maintenance is far less expensive than dealing with emergencies. If a unit is damaged during a storm, stratas should reach out to their insurance first; when repair costs fall below the deductible, owners often need to use their own homeowner coverage. If flooding damages the exterior walls, doors, or cladding facing the patio, responsibility can fall to the strata. For many, this means a unique opportunity: the current market is leaning in favor of buyers, thanks to higher inventory and softer demand. On a broader scale, B.C. exports took a 13.6% dip in July, while imports rose 16%. These economic trends ripple through our neighborhoods and families.
