Is now the time to buy new? For a lot of buyers in Halton and Hamilton, the numbers say yes.
New-home HST rebates and builder incentives are working in your favour today, and there's no telling how long they'll last. Luma Urban Towns by LIV Communities in Waterdown is a good example: 3-bedroom stacked townhomes from $551,990* after rebates for qualified buyers, 1,396 to 1,687 sq ft, with 9-foot ceilings on every floor.
Included in the Phase 1 offer:
5-piece appliance package or $5,000 décor dollars
A/C unit
Free assignment provision
Development levies capped at $0
If you own a condo now, here's the move-up math worth doing: what your unit would sell for, what you'd walk away with, and how that equity lines up against a $55,000 deposit paid in stages ($10,000 up front, $20,000 at 60 days, $20,000 at 90 days, $5,000 at occupancy). With closings starting in 2027, you'd have time to plan the sale instead of rushing it.
Renting or buying your first place? A new 3-bedroom at this price, with a new-home warranty, is a strong first step.

*Price is net of HST and assumes the buyer qualifies for, and assigns to the builder, all applicable new-home HST rebates (builder's Phase 1 price list dated October 1, 2026). Ontario's enhanced new housing HST rebate is currently advertised for agreements signed between April 1, 2026 and March 31, 2027, for homes bought as a primary residence; eligibility conditions apply. Whether the program will be extended past that date is uncertain. Prices, incentives, deposits, sizes and specifications are subject to change without notice. E&OE. Renderings are artist's concept.
