📊 GTA Market Update — September 2026
September didn't bring the fall rebound many were hoping for. Here's where things stand:
🏠 Sales: 5,040 — down 9% from last September
💰 Average price: $1,006,409 — down 5.1%
📉 Benchmark price: $917,600 — down 4.7%
📋 New listings: 16,500 — down 14.4% (sellers pulled back even harder than buyers)
⏱️ Average days on market: 34
What it means for you:
🔹 Buyers — you have leverage right now, especially in condos, which saw the biggest price drops. But don't wait around for "more choice" — listings are shrinking, not growing.
🔹 Sellers — price to today's comparables from day one. Well-presented homes still sell; overpriced ones sit.
📍 Thornhill / Vaughan: detached homes held firmer; condos around Vaughan Metropolitan Centre were among the softest pockets in the GTA.
The Bank of Canada held its rate at 2.25% — next decision October 28.
