A mortgage pre-approval is an important step. But it doesn’t automatically mean the purchase fits your entire budget.
One cost that catches some buyers off guard is land transfer tax. In Toronto, there can be both provincial and municipal tax, although eligible first-time buyers may qualify for refunds.

My advice? Build your budget around what you can comfortably carry—not simply the largest mortgage a lender might approve.

- Home Sales is down ⬇️ by 9% y/y
- Average Selling Price down ⬇️ by 5.1% y/y
- New Listing down ⬇️ by 14.4% y/y
- Active Inventory down ⬇️ by 9.3% y/y
- HPI Composite Benchmark ⬇️ by 4.7% y/y
- Average Days in the Market up ⬆️ by 34 days compare to 33 days a year prior.

Bottom Line:
Buyer hesitation due to economic uncertainty, Inflation and Interest rates. Potential buyers are waiting in the sidelines for some of these factors to improve. However in Reap Estate early birds gets the worm. Shoot me DM to strategize or just talk.
