After 1,500+ home inspections, we keep seeing the same items on report after report. Most of them are cheap to fix before listing and costly to explain once a buyer sees them.

Here’s what to handle first:

1. Get the roof serviced, and keep the invoice
2. Service the furnace, especially if it’s older
3. Re-caulk and regrout the showers
4. Clean the gutters and extend the downspouts
5. Test every smoke and CO alarm
6. Clear access to the panel, attic, crawlspace and mechanicals
7. Put all the paperwork in one folder

Receipts and service records turn “unknown” into “documented.” Buyers notice the difference.
