When eight people out of ten have closed a deal, the last two start moving fast.
Courses and coaching only take you so far. Terrie has watched the same pattern in every cohort she runs: once most of the group has closed a deal, the people still waiting feel the pressure to act. She keeps that pressure in her own life by spending time with investors who are doing deals, even when vacancy rates and the market make things harder. Hear the full conversation with François Bélanger of Belabri on the Equity Builders Club Podcast, episode 262.

Running a cash business to dodge tax is a practice that will keep you small.

The energy you spend figuring out how to take cash and keep income off the books is energy you are not spending on growing the business. Terrie points out that investors operating at a hundred doors and beyond never have these conversations, because hiding money and scaling an empire do not go together. More on the mindset shift in Episode #258 of the Equity Builders Club Podcast.

Nobody likes losing money to the government, but capital gains tax is just the cost of doing business.

Loss aversion is quietly running a lot of real estate portfolios, and it shows up as refusing to sell an asset that has already run its course. Terrie makes the case that capital gains tax is a cost of doing business the same way rent and payroll are, and avoiding it is not the flex it feels like. Full breakdown in Episode #258 of the Equity Builders Club Podcast

Earning two hundred thousand dollars and only paying twenty-five percent tax on it is a win, not a problem.

If you could turn a salary of one hundred or two hundred thousand dollars into income taxed at only twenty-five percent, you would take that deal every time. That is what capital gains can do. Terrie uses a McDonald’s franchise to explain why paying your taxes, like paying staff and rent, is simply part of running something built to scale. Hear the full argument in Episode #258 of the Equity Builders Club Podcast.

Cory Friedman makes the case that a lease is really a set of mutual obligations. Landlords provide a safe place to live and respond when something needs fixing, tenants pay market rent and respect the unit. Most of the friction in this business starts the moment both sides forget that.

What works managing 10 units will not work at 100. Cory Friedman explains why the small inefficiencies you can absorb early on start compounding every single day once you scale, and why no single mistake is the problem so much as all of them happening at once.

70% of the deals that still make sense right now are sitting on public listings, and most investors are scrolling right past them.
Every week someone tells me the market's too expensive and the good deals are gone. Meanwhile my students and I are on pace to close more than 100 doors this year. The market didn't disappear. Most people repeating that story are working off numbers that are ten or twenty years out of date. At least 70% of the deals crossing my desk are sitting on public listings, not secret off-market finds. If you're not seeing deals, the problem usually isn't the market. It's your peer group, your mentors, or your professional network.

The best deals go to insiders. But that circle isn't closed. Think the best deals only get passed between a tight circle of friends and buddies? There's some truth to it. But here's what people miss: whoever's on the inside track of good deals is almost always open to new relationships. The circle isn't sealed. You just have to be present and build them.
