How can both things be true?
Because today’s housing market and tomorrow’s housing supply are two different things.
One of the more interesting takeaways from RESCON’s recent Housing Summit was just how sharply new construction has slowed.
Toronto-area housing starts were down 42% in 2025 compared with 2022, and the slowdown has continued into 2026. https://us.list-manage.com/XQTwetxgFh5?e=2229a497eb&c2id=dbae1da4280fc7b0f7f16b027dc8a9ad
For buyers today, more inventory, lower prices and less competition have improved affordability and created some genuine opportunities.
But when new projects don’t make financial sense, they don’t get built. And the homes we don’t build today are the homes that won’t be available several years from now.
Which means we can actually have too many homes for sale today—and not enough homes being built for tomorrow.
That’s the part of the current market I think is getting overlooked.
