Fraser Valley Homes Become More Affordable for Buyers
The Fraser Valley market continues to shift, with single-family home benchmark prices now $460,000 below their March 2022 peak. September brought a 19% increase in new listings compared to August, but listings are still 18% lower than last year. Inventory remains steady and is 31% above the 10-year average, while prices have softened across all home types. Navigating these changing numbers requires a careful approach—whether buying or selling, it’s essential to pay close attention to both market trends and the finer details. My background in accounting taught me the value of accuracy, which I now bring to every real estate transaction. Making informed decisions is key in times like these, and I’m here to ensure each step is handled with care and precision.

Canada Home Prices Hit Their Lowest Since 2023
We’ve seen Canada’s home price index for 11 major cities slip by less than half a percent month-over-month, making this the eighth decline in nine months and undoing the previous uptick. National prices now sit at their lowest point since early Q2 2023, and have dropped about 4% from the late Q4 2025 peak reached less than a year ago. That brief rebound earlier this year faded quickly: the adjusted measure also fell by about 0.5%, the first drop in six months, even after recent support from stable jobs and improved affordability. Year-over-year, losses have deepened to roughly 4% nationwide, with Vancouver, Hamilton, and Toronto leading the declines. On the other hand, Quebec City, Montreal, and Winnipeg have managed to show gains. Looking forward, higher bond yields are expected to increase new mortgage costs, tighten borrowing options, and put further pressure on affordability as home sales begin to decline again. In a market like this, careful attention to detail and thorough guidance—before, during, and after your move—can make all the difference. My background in accounting has taught me to look closely at the numbers and trends, ensuring that you’re well-informed every step of the way.

Fort St. John home prices climb despite slower sales, real estate board says
Even with a slight dip in sales, home prices in Northeast B.C. have continued to rise—Fort St. John in particular stands out. The area recorded 541 sales totaling $244.9M, with the average detached home reaching $452,083 and 412 properties listed. Over in Fort Nelson, there were 43 sales totaling $7.3M and 100 listings available. For all of Northern B.C., the numbers reached 3,654 sales at a value of $1.6B. As someone who values accuracy and attention to detail—honed from years in accounting and now applied to every real estate transaction—I always keep a close eye on these market shifts. Navigating such a dynamic market means having the right guidance through every step, whether you’re buying or selling. Your goals and peace of mind remain my top priorities.

Buyers: Less Competition in Central Okanagan This September
This September, home sales in Central Okanagan dipped by 13%, which means there’s less competition for buyers right now. For those considering a move, this shift offers more flexibility and negotiating power than we’ve seen in recent months. As someone who transitioned from years in an accounting department to a career in real estate, I know how important it is to approach every transaction with precision and a focus on your unique needs. Navigating a changing market requires careful attention to detail—something I pride myself on, whether you’re looking to buy or sell. If you’re weighing your next step, it’s a good moment to take a closer look at the opportunities out there.

North Okanagan sales ease but prices hold firm
Last month in North Okanagan, we saw 129 homes sold—a decrease from 155 sales at the same time last year. Even with fewer properties available, prices have shown real resilience: the average single-family home price climbed 5.6% to $793,000, while condos increased by 4.4%. Townhouse values dipped slightly by 1.1%. Provincially, sales dropped 8.9%. As someone who values accuracy and pays close attention to every detail, I find these numbers telling. Navigating a shifting market like this calls for a REALTOR® who can interpret the trends and help you make informed decisions, whether you’re buying or selling. My focus has always been on ensuring clients get the best outcome, all while making the process as smooth and reassuring as possible.
